CHAPTER 1157

A-2 Agricultural District

1157.01 PURPOSE.

   The purpose of the A-2 Agricultural District is to encourage the preservation of a proper setting for and pleasant approaches to the City; to provide an area for agricultural pursuits protected from infringement of unguided urban development; to create and preserve a setting for rural small estate residential development; to conserve areas physically unsuitable for intensive development; and, to provide in the areas immediately surrounding the City, an environment capable of accommodating future expansion of the City in an orderly and efficient manner.

1157.02 PERMITTED USES.

   (a)   Agricultural uses, commercial grain storage, nurseries and greenhouses.
   (b)   One-family residential dwelling.
   (c)   Churches and parish houses, cemeteries and crematories for the human dead; schools and colleges, including dormitories; public buildings and structures of the recreational, cultural, administrative and public service type.
   (d)   Private noncommercial recreation areas, including country clubs, riding stables, swim clubs and similar uses.
   (e)   Dairies and related establishments for processing of milk products, not including retailing.

1157.03 CONDITIONAL USES.

   The following uses are permitted when authorized by the Board of Zoning Appeals and recommended by the Planning Commission:
   (a)   Commercial mining, in accordance with the provisions of Chapter 1199; disposal of garbage and refuse, including sanitary landfills and sewage disposal by the City or its authorized agents, subject to Health Department approval.
   (b)   Professional offices and home occupations (see Section 1161.03.)
   (c)   Static transformer stations, booster stations, transmitters and utility stations, when operating requirements necessitate locating in the District; provided there is no yard or garage for service or storage, and provided further, that the premises upon which such utility station is erected and maintained shall be appropriately landscaped and screened so as to be in harmony with the general appearance of the area and not objectionable as to noise, odor, vibration and other disturbances.
   (d)   Railroads and/or motor transport facilities.
   (e)   Airports, subject to provisions of local, State and Federal laws.

   (f)   Essential services, provided that static transformer stations, booster stations, transmitters, pump houses and utility stations shall be landscaped and screened so as to be in harmony with the general appearance of the area and not objectionable as to noise, odor, vibration and other disturbances.

1157.04 ACCESSORY USES.

   Garages, carports, swimming pools for the use of residents, temporary produce stands, and real estate and professional signs (see Chapter 1187.)

1157.05 HEIGHT.

   No structure shall exceed two and one-half stories or thirty-five feet in height.

1157.07 LOT COVERAGE.

   Lot coverage in the A-2 District shall not be more than thirty percent (30%)

1157.08 CORNER LOTS.

   Corner lots shall provide the minimum front yard requirements on each street side of the lot.
