CHAPTER 1165

R-3 Multi-Residence District

1165.01 PURPOSE.

   The purpose of the residence district is to provide an area for residential uses and those public and semi-public uses normally considered an integral part of the neighborhood they serve.

1165.02 PERMITTED USES.

   (a)   Any use permitted in the R-2 District.
   (b)   Multi-family dwellings for any number of families or housekeeping units.
   (c)   Clinics for human care, homes for the aged, sanitoriums, but not including those for the resident care of epileptics, drug addicts, the feeble-minded or insane or for contagious diseases.
   (d)   Apartment hotels, lodging houses, boarding houses for any number of guests, including incidental accessory services.

1165.03 CONDITIONAL USES.

   The following uses shall be permitted only if specifically authorized by the Board in accordance with the provisions of Chapter 1127:
   (a)   All conditionally permitted uses as regulated in the R-2 District, except as hereinafter specified.
   (b)   Hotels, motels, motor hotels and tourist homes on premises only that front on a street officially designated as a primary or secondary thoroughfare on the official Thoroughfare Plan, and subject to the provisions of Chapter 1185 .
   (c)   Professional offices and offices of financial, insurance, real estate, civic, educational, religious and philanthropic organizations, provided that:
      (1)   Any exterior changes or other alterations of the building are in harmony with the character of the neighborhood; and
      (2)   No merchandise is displayed or handled.

1165.04 ACCESSORY USES.

   (a)   Any accessory use or structure permitted and as regulated in the R-2 District, and any accessory use or structure customarily incident or accessory to a principal or conditional permitted use in the R-3 District.
   (b)   Restaurants, shops and personal service establishments, provided all entrances shall be from within the building and no outdoor advertising shall be permitted except for an indirectly illuminated announcement sign not exceeding six square feet in area, which shall be attached to the building.

1165.05 HEIGHT.

   No principal building or structure shall exceed three and one-half stories or forty feet in height. No accessory structure shall exceed two stories or twenty-five feet in height.

1165.06 AREA; FRONTAGE; YARDS.

   The following minimum requirements shall apply, except as provided in Chapters 11105 and 11107.

1165.07 LOT COVERAGE.

   Lot coverage in the R-3 District shall be no more than thirty percent (30%).

1165.08 PROHIBITED USES.

   (a)   All manufactured or mobile homes. (Ord. 66-2002. Passed 9-3-02.)
