CHAPTER 1163

R-2 General Residence District

1163.01 PURPOSE.

   The purpose of the residence district is to provide an area for residential uses and those public and semi-public uses normally considered an integral part of the neighborhood they serve.

1163.02 PERMITTED USES.

   (a)   Any use permitted in the R-1 District.
   (b)   One- and two-family dwellings.
   (c)   Municipal, County, State, and Federal administrative buildings, hospitals for human care, sanitariums, rest homes or nursing homes for convalescent patients, children's nurseries and similar uses; provided that any lot or tract of land in such use shall not be less than 20,000 square feet in area, and provided that any buildings in which patients are housed shall be at least fifty feet distant from any lot line, and provided that buildings which are used for the treatment of contagious diseases, the care of epileptics, drug addicts, the feeble minded or insane, shall be located not less than 250 feet distant from any lot line in any R District. Warehouses, storage yards and similar facilities for the above permitted uses shall meet the minimum yard requirements of the R-1 District.
   (d)   Accessory uses, including the keeping of not more than four roomers or boarders by a resident family.

1163.03 CONDITIONAL USES.

   (a)   Stricter Uses. Same uses as are conditionally permitted and as regulated in the R-1 District, except as specifically limited in this chapter.
   (b)   Clubs, sororities, fraternities, lodges and meeting places for other organizations, not including any that are customarily conducted as a gainful business.
   (c)   Funeral homes and mortuaries. On-premises only which front on a street officially designated as a thoroughfare on the official Thoroughfare Plan.
   (d)   Professional offices and offices of financial, insurance, real estate, civic, education, religious and philanthropic organizations, provided that:
      (1)   Any exterior changes or other alterations of the building are in harmony with the character of the neighborhood; and
      (2)   No merchandise is displayed or handled. (Ord. 21-67. Passed 12-4-67.)

1163.04 HEIGHT.

   No principal building or structure shall exceed three and one-half stories or forty feet in height. No accessory structure shall exceed two stories or twenty-five feet in height.

1163.05 YARDS.

   All residential structures shall have the following minimum yard spaces:

1163.06 LOT COVERAGE.

   Lot coverage in the R-2 District shall be no more than thirty percent (30%).

1163.07 CORNER LOTS.

   Corner lots shall provide the minimum front yard requirements on each street side of the lot. (Ord. 21-67. Passed 12-4-67.)

1163.08 PROHIBITED USES.

   (a)   All manufactured or mobile homes. (Ord. 65-2002. Passed 9-3-02.)
