CHAPTER 1161

R-1 Single-Family Residence District

1161.01 PURPOSE.

   The purpose of the residence district is to provide an area for residential uses and those public and semi-public uses normally considered an integral part of the residential neighborhood they serve. (Ord. 21-67. Passed 12-4-67.)

1161.02 PERMITTED USES.

   (a)   Any use permitted in the R-S District, except as hereinafter modified.
   (b)   One-family dwellings.
   (c)   Accessory uses. (Ord. 21-67. Passed 12-4-67.)

1161.03 CONDITIONAL USES.

   The following uses are permitted as conditional uses when authorized by the Board of Zoning Appeals:
   (a)   Any conditional use permitted in the R-S District, except as hereinafter specified.
   (b)   Professional Offices. The office or studio in the residence of an architect, artist, dentist, engineer, lawyer, physician, planner, scientist, teacher or other member of a recognized profession, but not including beauty parlors, barber shops, schools of any kind with organized classes or similar activity, except preschool nurseries; provided that not more than one-half of the floor area of one floor of the dwelling is devoted to such conditional use, that not more than one person not a resident of the premise is employed, that no such use shall require structural alterations or involve construction features not customary in dwellings and that the entrance to such office or studio shall be from within the dwelling. An unlighted name plate of not over one square foot in area, attached flat against the building shall be permitted.
   (c)   Hospitals for human care, sanitariums, rest homes or nursing homes for convalescent patients, children's nurseries and similar uses; subject to the requirements as stated in Section 1163.02(c).
   (d)   Home Occupations. Customary home occupations, such as handicrafts, dressmaking, millinery, laundry, preserving and home cooking; provided that such occupations shall be conducted exclusively by resident occupants, that not more than one-quarter of the area of one floor of such residence shall be used for such purpose, that no structural alterations involving features not customarily found in dwellings are required, and that entrance to the space devoted to such use shall be from within the dwelling. An unlighted sign of not over one square foot in area and attached flat against the building shall be permitted.

1161.04 ACCESSORY USES.

   Accessory uses or structures permitted and as regulated in the R-S District, and any accessory use or structure customarily incident or accessory to a principal or conditional permitted use in the R-1 District; except that the raising or keeping of farm animals shall not be permitted on any lands used or platted for residential purposes.(Ord. 21-67. 1161.05 HEIGHT.

   No structure shall exceed two and one-half stories or thirty feet in height.

1161.06 YARDS.

   All residential structures shall have the following minimum yard spaces:

1161.07 LOT COVERAGE.

   Lot coverage in the R-1 District shall be no more than thirty percent (30%).

1161.08 CORNER LOTS.

   Corner lots shall provide the minimum front yard requirements on each street side of the lot.

1161.09 PROHIBITED USES.

   (a)   All manufactured or mobile homes. (Ord. 64-2002. Passed 9-3-02.)
