CHAPTER 1159

R-S Suburban Residence District

1159.01 PURPOSE.

   The purpose of the residence district is to provide an area for residential uses and those public and semi-public uses normally considered an integral part of the residential neighborhood they serve.

1159.02 PERMITTED USES.

   (a)   Single-family dwellings.
   (b)   Churches and other places of worship, including Sunday School buildings, located not less than 50 feet from any other lot in any R-District; schools and colleges for academic instruction, located not less than 50 feet from any other lot in any R-District, and public libraries, public museums, public art galleries and similar public cultural uses, located not less than 25 feet from any other lot in any R-District.
   (c)   Public parks, playgrounds, recreation and community center buildings and grounds; golf course, public swimming pools, tennis courts and similar recreational uses, all of noncommercial nature; provided that any principal building or swimming pool used therefore shall be located not less than 100 feet from any other lot in any R-District.
   (d)   Nurseries, greenhouses and general farming, not including animal farms or kennels; provided any lot or tract in such use shall not be less than 5 acres in area and provided that any greenhouse heating plant shall be located not less than 200 feet from every lot line.

1159.03 CONDITIONAL USES.

   The following uses are permitted as conditional uses when authorized by the Board of Zoning Appeals.
   (a)   Private noncommercial recreation areas including country clubs and golf courses and facilities not listed above, including swimming pools, provided that no such pool shall be located less than 100 feet from any other lot in any R-District. (Not to apply to swimming pools accessory to residential uses - Refer to Article 48).

   (b)   Essential services as permitted in any R-District.

1159.04 ACCESSORY USES.

   Accessory uses, as defined by this Ordinance, may include:
   (a)   Any accessory use as permitted in the A-2 District, except temporary produce stands.
   (b)   Gardening, the raising of vegetables or fruits and the keeping of household pets exclusively for the use or personal enjoyment of residents of the premises and not for commercial purposes.
   (c)   Summer houses and living quarters of persons employed on the premises, without kitchen facilities and not rented or otherwise used as a separate dwelling.

1159.05 HEIGHT.

   No structure shall exceed 2 1/2 stories or 30 feet in height.

1159.06 YARDS.

   All structures shall have the following minimum yard spaces:
