CHAPTER 1169

B-1 Limited Business District

1169.01 PURPOSE.

   The purpose of the B-1 District is to provide an attractive development which shall consist of one or more buildings of integrated and harmonious design, together with adequate and properly arranged traffic and parking facilities and landscaping which will be an efficient development, convenient, pleasant and safe to use, and which will fit harmoniously into and will have no adverse effects upon the adjoining or surrounding area.

1169.02 PERMITTED USES.

   (a)   Medical and dental clinics.
   (b)   Professional and business offices such as: physician, dentist, artist, lawyer, planner, engineer, architect, accountant, real estate office, insurance office, financial office and any other professional or business office use; provided, however, that retail and wholesale sales shall not be permitted except as incidental to the permitted use.
   (c)   Accessory uses and structures as permitted in B-1 District and any other accessory uses and structures customarily accessory and incidental to any of the foregoing permitted B-1 uses; provided, however, that the accessory uses are conducted and entered only from within the principal building. Such incidental uses may include coffee shops, prescription pharmacies, telephone booths and the usual technical services, assistant and personnel necessary for the operation of the principal or accessory use.

1169.03 PROHIBITED USES.

   (a)   Residences.
   (b)   Conditional uses except essential services as defined herein.

1169.04 SIGNS.

   Signs appurtenant to any principal permitted use; provided, however, that the aggregate area shall not exceed twenty square feet. Roof signs, flashing or moving signs shall be prohibited. Ground signs shall not exceed the height of the gutter or eave line of such building or structure not to be over twenty feet in height in any case.

1169.05 HEIGHT.

   No principal structure shall exceed two and one-half stories or thirty feet in height, and no accessory structure shall exceed one story or fifteen feet in height, except as provided in Chapter 11103.

1169.06 PARKING.

   The provisions of Chapter 1183 shall apply, except that no parking or the maneuvering of motor vehicles shall be allowed within the required front yard other than within the necessary access drive.
