40 - B-3 BUSINESS DISTRICT

17.40.010 - Purpose.

The business district regulations are intended to govern the location, intensity, and method of development of the business and commercial uses needed to serve the citizens of the village and its trade area. The regulations of each district are designed to provide for groupings of business and commercial uses that are compatible in scope of services and method of operations. All business uses are contained in the three business district classifications set out in this chapter and in Chapters 17.32 and 17.36.

17.40.020 - Description.

The B-3, business district is intended to provide areas to be used as the primary shopping area for the local area and other nearby communities, transients, and for the shopping area for occupants of various business and industrial establishments. The district permits most types of business and commercial enterprises, offices, and service establishments. This district is normally centrally located with respect to the shopping service area and located at the convergence or along the major thoroughfares of the community.

17.40.030 - Permitted uses.

Permitted uses in the B-2, business district include the following:

A.

Any use permitted in B-2, business district;

B.

Retail sales; processing of products is permitted only if all products are sold at retail on premises;

C.

Consumer services; processing is permitted only if all such processing is performed as a consumer service for customers served on the premises;

D.

Professional, business, and government offices;

E.

Wholesale sales, excluding warehouse storage;

F.

Accessory uses;

G.

Signs.

17.40.040 - Special uses.

Special uses in the B-2, business district include the following:

A.

Community facilities such as churches, libraries, art galleries, parks, hospitals, institutions, and places of public assembly;

B.

Hotels and motels, including restaurants and meeting rooms;

C.

17.40.050 - Special regulations.

A.

Sales, services, processing, and display may take place outdoors; however, junkyards are not permitted.

B.

All activities, involving the production, processing, cleaning, servicing, testing, or repair of materials, goods, or products shall conform with the performance standards set out in Chapter 17.80.

C.

Storage, auxiliary to the principal use, is permitted in the open if such storage activities occupy no more than twenty percent of this gross lot area.

D.

Screening shall be provided at lot boundaries abutting a residential zoning district and may consist of solid fencing, or dense hedge or shrubbery to a minimum of six feet in height.

17.40.060 - Bulk requirements.

A.

Lot requirements shall be as follows: no minimum lot area required.

B.

Minimum yard requirements shall be as follows:

Front, none required;

2.

Rear, none required;

3.

Side, none required.

C.

Building requirements shall be as follows:

1.

Maximum ground coverage, no maximum ground coverage;

2.

Maximum height, ten stories or one hundred twenty feet.
