36 - B-2 BUSINESS DISTRICT

17.36.010 - Purpose.

The business district regulations are intended to govern the location, intensity, and method of development of the business and commercial uses needed to serve the citizens of the village and its trade area. The regulations of each district are designed to provide for groupings of business and commercial uses that are compatible in scope of services and method of operations. All business uses are contained in the three business district classifications set out in this chapter and in Chapters 17.32 and 17.40.

17.36.020 - Description.

The B-2, business district is intended to provide areas to be used by retail or service establishments to supply convenience goods or personal services for the daily needs of the residents living in adjacent residential neighborhoods. The district is designed to encourage shopping centers with planned off-street parking and loading and to provide for existing individual or small groups of local stores. This district is normally located on primary or secondary thoroughfares, is relatively small in size, and has bulk standards comparable to the bulk standards for low-density residential districts.

17.36.030 - Permitted uses.

Permitted uses in the B-2, business district include the following:

A.

Any use permitted in the B-1, professional services district;

B.

Retail sales; processing of products is permitted only if all products are sold at retail on the premises;

C.

Consumer services; processing is permitted only if all such processing is performed as a consumer service for customers served on the premises;

D.

Professional, business and government offices;

E.

Signs;

F.

Accessory uses including off-street parking and loading as regulated in Chapter 17.64.

17.36.040 - Special uses.

Special uses in the B-2, business district include the following:

A.

Community facilities such as churches, libraries, art galleries, parks, hospitals, institutions, and places of public assembly;

B.

Hotels and motels, including restaurants and meeting rooms;

C.

17.36.050 - Reserved.

Editor's note— Sec. 1 of Ord. No. 997, adopted Oct. 22, 2013, provided for the striking in their entirety subparagraphs A and B for naught, and removal of the sole remaining designation C, which in essence, deleted § 17.36.050, which pertained to special regulations, and derived from ordinances dated Nov. 2, 1965; and Oct. 24, 1977.

17.36.060 - Bulk requirements.

A.

Lot requirements shall be as follows: No minimum lot area required.

B.

Minimum yard requirements shall be as follows:

1.

Front, none required;

2.

Rear, five feet;

3.

Side, none required.

C.

Building requirements shall be as follows:

1.

Maximum ground coverage, ninety-six percent of lot area;

2.

Maximum height, two stories or twenty-five feet.
