16 - ZONING DISTRICTS
Sections:
For the purpose of this title, the village is divided into the following zoning districts:
A.
A agricultural district;
B.
R-1 single-family residential district;
C.
R-2 general residential district;
D.
B-1 professional services district;
E.
B-2 business district (neighborhood shopping district);
F.
B-3 business district (central business district);
G.
M-1 manufacturing district;
H.
M-2 manufacturing district;
I.
M-3 manufacturing district.

A.
Boundaries of the zoning districts are established as shown on the map entitled "Official Zoning Map, Village of Ladd, Illinois," dated October 24, 1977, and amendments thereto, which is a part of the zoning regulations but is filed with the village clerk only. Such boundaries shall be construed as follows unless otherwise noted on the official zoning map:
1.
Corporate limits;
2.
U.S. public land survey lines, lot or property lines;
3.
Centerlines of streets, highways, alleys, easements, and railroad rights-of-way, or such lines extended;
4.
Soil mapping unit lines.
B.
Vacation of public streets and alleys shall cause the land vacated to be automatically placed in the same district as the abutting side to which the vacated land reverts.
C.
Annexations to or consolidations with the village, subsequent to the effective date of the ordinance codified in this title, shall be placed in the most restrictive zoning district.
D.
Within ninety days after the date of annexation, the plan commission shall hold a public hearing for the purpose of determining the proper zoning classification of the annexed property. During this public hearing, proposed zoning classifications as shown on the official zoning map shall be considered as recommendations to be reviewed. Within thirty days after the conclusion of this public hearing, the plan commission shall report its recommendations to the village board and the village board shall vote one such recommendations, as in the case of other amendments to this title.

A certified copy of the zoning map shall be adopted and approved with the text as part of this title and shall bear upon its face the attestation of the president and the village clerk and shall be available to the public in the office of the village clerk. The village board shall cause to be published no later than March 31st of each year a revised zoning map clearly showing the zoning division classification of the municipality for the preceding calendar year. If in any calendar year after the first zoning map is published there are no changes in zoning division classification, no zoning map shall be published for such calendar year.
