CHAPTER 17

104 - RESTRICTIONS ON RESIDENTIAL USES

17.104.010 - Buildings located on a lot abutting Main Street.

No person, firm or corporation shall hereafter permit any building located on a lot abutting Main Street in the village of Ladd, Bureau County, Illinois, to be used for residential purposes, except as set forth herein.

17.104.020 - Use of ground floor of building.

The rear (i.e. that portion farthest away from Main Street) one-half of the ground floor of any such building (based upon the ground floor interior square footage of such building) may be utilized for residential purposes, but only if the remaining front (i.e. that portion abutting Main Street) portion of such building is actively utilized for business purposes as allowed in said B-2 District. The only persons allowed to reside in the rear ground floor portion of any such building are the record owner or owners of said real estate and/or the manager or managers of any business occupying the front portion of such building, and their spouse or civil union partner or children.

Editor's note— Ord. No. 1077, § 1, adopted Dec. 19, 2019, repealed the former § 17.104.020 and enacted a new § 17.104.020 as set out herein. The former § 17.104.020 pertained to use of rear portion of a building as residence; terms and conditions and derived from Ord. 898 § 2, adopted in 2006.

17.104.030 - Violation—Penalty.

Any person, firm or corporation violating any provision of this chapter shall be fined not less than fifty dollars nor more than five hundred dollars, and each day or portion thereof shall be considered a separate offense.
