48 - M-2 MANUFACTURING DISTRICT

17.48.010 - Purpose.

The manufacturing district regulations are intended to govern the location, intensity, and method of development of the industrial areas of the village. The regulations are designed to provide for the grouping together of industries that are compatible to one another and that are not objectionable to the community as a whole. The regulations preserve lands for industrial and allied uses and prohibit the intrusion of residential and other noncompatible uses into the industrial area. The performance of the industrial uses is regulated by establishing standards for the external effects of noise, smoke, vibration, and other potential nuisances.

17.48.020 - Description.

The M-2, manufacturing district is intended to provide area for manufacturing, nonretail commercial research facilities and offices having few, if any, adverse effects on neighboring properties. Development is characterized by moderately lowland coverage and confines manufacturing and fabrication operations to enclosed buildings and permits controlled outdoor storage.

17.48.030 - Permitted uses.

Permitted uses in the M-2, manufacturing district include the following:

A.

Any use permitted in the M-1, manufacturing district;

B.

Manufacturing and assembling processes;

C.

Nonretail commercial, excepting trucking terminals;

D.

Office and research;

E.

Accessory uses;

F.

Signs;

17.48.040 - Special uses.

Special uses in the M-2, manufacturing district are as follows:

A.

Trucking terminals;

B.

17.48.050 - Special regulations.

A.

Fabrication and manufacture of products and services shall be conducted within enclosed buildings.

B.

Outdoor storage of materials or equipment is permitted provided the area is screened by fencing forming a visual barrier and the storage area is no larger than ten percent of the lot size or twenty percent of the building size, whichever is greater. The fence height and materials shall be approved by the plan commission.

C.

Fencing uses to screen outdoor storage shall consist of dense shrubbery, masonry, metal, wood or a composite thereof. If constructed of wood or metal, such fencing shall be painted a uniform color.

17.48.060 - Bulk requirements.

A.

Lot requirements shall be as follows: minimum width at front building line, one hundred eighty feet.

B.

Minimum yard requirements shall be as follows:

1.

Front, thirty-five feet;

2.

Rear, thirty feet;

3.

Side, twenty feet;

4.

When any manufacturing development adjoins a residential district the minimum yards shall be as follows:

a.

Front, seventy feet,

b.

Rear, sixty feet,

c.

Side, thirty feet.

C.

Building requirements shall be as follows:

1.

Maximum lot coverage, fifty percent of lot area;

2.

Maximum height, thirty feet.
