32 - B-1 PROFESSIONAL SERVICES DISTRICT

The business district regulations are intended to govern the location, intensity, and method of development of the business and commercial uses needed to serve the citizens of the village and its trade area. The regulations of each district are designed to provide for groupings of business and commercial uses that are compatible in scope of services and method of operations. All business uses are contained in the three business district classifications set out in this chapter and in Chapter 17.36 and 17.40.

The B-1, professional services district is intended to provide land and structures used primarily to provide office space for services to local residents. This district is characterized by large homes suitable for use as offices or parcels of land economically desirable for the construction of new office facilities. The uses permitted are characterized by a low volume of traffic and limited outdoor advertising so as to protect the abutting and surrounding residential districts. This district is normally small in size and is often located as a buffer between residential and commercial areas.

Permitted uses in the B-1, professional services district include:
A.
Any use permitted in the R-2, general residential district;
B.
Medical clincis;
C.
Law, finance, real estate, and insurance offices;
D.
Funeral homes;
E.
Accessory uses;
F.
Signs.

Special uses in the B-1, professional services district include:
A.
Community facilities such as churches, libraries, art galleries, parks, hospitals, institutions, and places of public assembly;
B.

All services rendered shall take place in a completely closed building.
B.
Off-street parking and loading shall be subject to the provisions of Chapter 17.64.

Minimum yard requirements shall be as follows:
1.
Front, twenty-five feet;
2.
Rear, thirty feet;
3.
Side, ten feet.
B.
Building requirements shall be as follows:
1.
Maximum ground coverage, fifty percent of lot area;
2.
Maximum height, twenty-five feet or two stories, whichever is less.
