84 - COMPLIANCE AND BUILDING PERMIT

17.84.010 - Building permit and compliance required.

No structure, land or water shall be used and no structure or part thereof of any type, whether temporary or permanent, to include all sheds, whether attached to the ground or not, shall be placed, located, erected, moved, re-constructed, extended, enlarged, converted or structurally altered without a building permit, duly approved by the appropriate authorities of the village of Ladd, Bureau County, Illinois, and without full compliance with the provisions of this title and all other applicable local, county and state regulations. No permit will be considered for approval or issued prior to payment of all appropriate inspection fees as determined by the schedule of fees established by the board of trustees of the village of Ladd, Bureau County, Illinois, under separate ordinance(s).

17.84.020 - Building permit—Application contents.

Applications for a building permit shall be made in duplicate to the enforcing officer on forms furnished by the enforcing officer and shall include the following where applicable:

A.

Names and addresses of the applicant, owner of the site, architect, professional engineer, and contractor;

B.

Description of the subject site by lot, block, and recorded subdivision, address of the subject site, type of structure, existing and proposed operation or use of the structure or site number of employees, and the zoning district within which the subject site lies;

C.

Plat of survey prepared by a registered land surveyor showing the location, boundaries, dimensions, elevations, uses, and size of the following: subject site; existing and proposed structures; existing and proposed easements, streets, and other public ways; off-street parking, loading areas and driveways; existing highway access restrictions; existing and proposed streets, side, and rear yards. In addition, the plat of survey shall show the location, elevation, and use of any abutting lands and their structures within forty feet of the subject site.

D.

Proposed sewage disposal plan if municipal sewerage service is not available; this plan shall be approved by the village engineer who shall certify in writing that satisfactory, adequate, and safe sewage disposal is possible on the site as proposed by the plan in accordance with the applicable local, county, and State Board of Health restrictions;

E.

Proposed water supply plan if municipal water service is not available; this plan shall be approved by the village engineer who shall certify in writing that an adequate and safe supply of water will be provided;

F.

Additional information as may be required by the plan commission, village engineer, or building, plumbing, or health inspectors.

17.84.030 - Building permit—Issuance or denial—Expiration—Renewal.

A building permit shall be granted or denied in writing by the enforcing officer within thirty days. The permit shall expire within six months unless substantial work has been made by that date on the construction or alteration authorized therein. A building permit may be renewed without a fee upon review by the enforcing officer before it becomes void.
