§ 31-12.1

Permitted Uses.

a. 
Principal Uses.
1. 
Retail sales of goods and services
2. 
Food stores
3. 
Banks
4. 
Professional and business offices, including without limitation, medical and dental offices and finance, real estate and insurance offices
5. 
Health clubs and fitness centers
6. 
Indoor recreation
7. 
Self-storage
8. 
Animal hospitals
9. 
Car rental facilities
10. 
Car washes, which shall be subject to those additional zoning requirements set forth in subsection 31-19.12.
Multiple principal uses are permitted on a lot and within a building.
11. 
Parking lots for the parking and storage of the following vehicles in connection with off-site commercial (including warehouse) and industrial uses, which shall be subject to those additional zoning requirements set forth in subsection 31-19.18:
(a) 
Passenger vehicles; or
(b) 
Delivery cars or delivery sprinter vans.
For purposes of this Section 31-12.1a11, a sprinter van shall mean a Mercedes-Benz Sprinter van with up to a maximum length of 290 inches, or such other van produced by other automobile makers that is similar to the Mercedes-Benz Sprinter van (such as a 15-passenger styled van), but no larger than 290 inches long.
b. 
Accessory Uses and Buildings Permitted.
1. 
Parking garages and parking lots
2. 
Any other use or building which is subordinate and customarily incidental to a principal permitted use
c. 
Conditional Uses.
1. 
Convenience food stores with gasoline sales, subject to the standards and regulations as set forth in subsection 31-19.10.
2. 
Restaurants, including without limitation, fast food restaurants and drive-in restaurants, subject to the standards and regulation as set forth in subsection 31-19.8.
3. 
Hotels, subject to the standards and regulations as set forth in subsection 31-19.11.
d. 
Area, Yard and Bulk Regulations.
