§ 35-11.8.1

Front Porch Setback Encroachment.

Notwithstanding any other provision of this chapter, open, unenclosed front porches may encroach up to six feet into the required front yard setback, subject to the following conditions:
a. 
The porch shall remain open to the air and not enclosed on all sides, except where it is attached to the principal structure.
b. 
The porch shall not include any permanent walls, windows, screens, or similar enclosures.
c. 
The encroachment shall not extend beyond the side walls of the principal structure or into any required side yard setback.
d. 
A 3% increase in building coverage is permitted if a covered front porch is provided and that increase in building coverage can only be used for the covered front porch.
e. 
All other applicable requirements, including maximum lot coverage and height restrictions, shall continue to apply.
