§ 35-13.3

Off-Street Parking and Loading Facilities for Nonresidential Uses.

a. 
For nonresidential uses located in a residential zone and for nonresidential uses abutting residential zone lines, off-street parking and loading facilities shall be set back at least 15 feet from the residential property or zone line. The setback area shall be landscaped to create a year round landscaped visual buffer area. The buffer area may contain a fence, but only as a complement to provided landscaping.
b. 
Off-street loading spaces shall be not less than 10 feet in width, 45 feet in length, exclusive of access and turning lanes, and have a minimum vertical clearance of 14 feet. Off-street loading areas shall be set back at least five feet from side and rear property lines and shall not be permitted in front yard areas. Such facilities are subject to paragraph a of this subsection.
