CHAPTER 17

52.- I-L LIMITED INDUSTRIAL DISTRICT

Sec. 17.52.010.- Defined.

The I-L Limited Industrial District is restricted industrial and commercial areas which can be combined with residential areas.

Sec. 17.52.020. - Permitted uses.

Permitted uses in the I-L Limited Industrial District are as follows:

A.

One-family dwellings;

B.

One apartment per building as part of an industrial or commercial use;

C.

Two-family dwellings;

D.

Multifamily dwellings:

E.

Mobile homes and mobile home parks;

F.

Any kind of scientific research, limited manufacturing, compounding, assembling, processing or treatment of products, distribution centers, food and beverage processing, storage warehouses and similar non-offensive, limited industrial and commercial uses, provided the following limitations are placed on all principal and accessory uses: the site design of any facility shall be constructed and designed and maintained to minimize the migration of dust, fumes, odors, refuse, smoke vapor, noise, lights and vibrations off-site; and outdoor storage areas shall be concealed from view from abutting streets and highways, and from adjoining residential zoning districts. Such uses shall include, but not be limited to, the following:

Warehouses and enclosed storage;

2.

Plumbing, electrical and carpenter shops;

3.

Farm implement sales;

4.

Blacksmith shops;

5.

Auto repair shops;

6.

Auto sales;

7.

Gas stations;

8.

Bottling works;

9.

Dairies;

10.

Frozen food lockers;

11.

Recreational uses;

12.

Dry cleaning plants and commercial laundries;

13.

Transportation depots;

14.

Mobile home sales;

15.

Builders' storage yards;

16.

Lumber yards;

17.

Public utility installations, including repair and storage facilities;

18.

Veterinary hospitals; and

19.

Accessory buildings and uses.

Sec. 17.52.030. - Minimum area.

Minimum area of lots in the I-L Limited Industrial District is equal to the total floor area of the building but not less than 6,000 square feet.

Sec. 17.52.040. - Minimum width.

The minimum width of lots in the I-L Limited Industrial District is 50 feet.

Sec. 17.52.050. - Minimum front yard.

In the I-L Limited Industrial District, minimum distance of any building from the front lot line is as follows:

A.

Residential uses: 15 feet;

B.

Nonresidential uses: none required.

Sec. 17.52.060. - Minimum rear yard.

Minimum distance in the I-L Limited Industrial District of any principal building from the rear lot line is as follows:

A.

Residential uses: 15 feet;

B.

Nonresidential uses: five feet.

Sec. 17.52.070. - Minimum side yard.

In the I-L Limited Industrial District minimum distance of any building from each side lot line is as follows:

A.

Residential uses: one foot for each three feet or fraction thereof of building height, but not less than five feet.

B.

Nonresidential uses: none required.

Sec. 17.52.080. - Two-family dwellings.

Two-family dwellings shall be located in R-G or I-L zone districts and in accordance with the following requirements which are intended to be supplementary to and exclusive of other zoning and subdivision regulations of the city:

A.

All two-family dwellings which are developed and built for separate ownership of each individual dwelling unit shall be subject to review by the development review committee.

B.

There shall be allowed a zero lot line setback on any common wall of any two-family dwelling.

Sec. 17.52.090. - Multifamily dwellings.

Row housing, condominiums, townhouses, and other such multiple-family dwellings may be located in R-G zone districts or I-L zone districts and in accordance with the following requirements which are intended to be supplementary to and exclusive of other zoning and subdivision regulations of the city:

A.

All multiple-family uses shall be subject to review by the development review committee;

B.

Each such structure shall have yard clearance from structure to the lot lines not to be in any distance less than those specified for other residential uses in residential general zones. In addition to the space required for such clearance, each such structure shall have a minimum of 150 square feet of unobstructed open yard per each dwelling unit, at least 100 square feet of which per unit shall be landscaped with shrubs and lawns and located in the front setback of the property.

C.

The distance between the main buildings and accessory buildings shall not be less than ten feet.

D.

Where a roadway is provided in a court, place, or side yard for off-street access, the width for such roadway shall be in addition to other space requirements of this chapter and in no case less than 20 feet in width.

E.

All roadways and parking spaces shall be of dust-free nature, surfaced with either concrete or asphalt type substance clearly marked and identified.

F.

Garbage containers shall be placed on the alley side of units on concrete pads as determined by the development review committee.

Sec. 17.52.100. - Density.

The ratio of dwelling units to land area. Density in row housing, condominiums, townhouses and other such multiple-family dwellings is limited to 16.5 dwelling units per acre of land; the density of all other residential uses is limited to eight dwelling units per acre of land.

Sec. 17.52.110. - Designation of I-L zone prohibited.

Any and all future subdivisions are hereby prohibited from being designated as or adopting the I-L Limited Industrial District, pursuant to this chapter, as its designated zoning district.
