CHAPTER 17

60.- I-R RESTRICTED INDUSTRIAL DISTRICT

Sec. 17.60.010.- Defined.

The I-R Restricted Industrial District is restricted industrial and commercial areas which cannot be combined with residential areas.

Sec. 17.60.020. - Permitted uses.

Permitted uses in the I-R Restricted Industrial District are as follows: limited manufacturing, compounding, assembling, processing or treatment of products, distribution centers, food and beverage processing, storage warehouses and similar non-offensive, limited industrial and commercial uses, provided the following limitations are placed on all principal and accessory uses:

The site design of any facility shall be constructed, designed and maintained to minimize the migration of dust, fumes, odors, refuse, smoke, vapor, noise, lights and vibrations off site; and

2.

Outdoor storage areas shall be concealed from view from abutting streets and highways, and from adjoining residential zoning districts. Such uses shall include but not be limited to the following:

a.

Warehouses and enclosed storage;

b.

Plumbing, electrical and carpenter shops;

c.

Farm implement sales;

d.

Machine shops;

e.

Auto repair shops;

f.

Auto sales;

g.

Gas stations;

h.

Bottling works;

i.

Dairies;

j.

Frozen food lockers;

k.

Recreational uses;

l.

Dry cleaning plants and commercial laundries;

m.

Transportation depots;

n.

Mobile home sales;

o.

Builders' storage yards;

p.

Lumber yards;

q.

Public utility installations, including repair and storage facilities;

r.

Veterinary hospitals; and

s.

Accessory buildings and uses.

Sec. 17.60.030. - Minimum area.

Minimum area of lots in the I-R Restricted Industrial District is equal to the total floor area of the building but not less than 6,000 square feet.

Sec. 17.60.040. - Minimum width.

The minimum width of lots in the I-R Restricted Industrial District is 50 feet.

Sec. 17.60.050. - Location.

Permitted location of structures in the I-R Restricted Industrial District is anywhere on the lot, so long as adequate ingress and egress is provided and a clear area is maintained within 55 feet of the intersection of two streets, of a railroad right-of-way and a street, or of a driveway and a street.

Sec. 17.60.060. - Roads and parking spaces.

All roadways and parking spaces in the I-R district shall be of a dust-free nature, surfaced with either concrete, asphalt type substance or other hard surfacing material approved by the development review committee clearly marked and identified.
