16.- R-E ESTATE RESIDENTIAL DISTRICT
The R-E Estate Residential District is established in which the use of land is limited as provided in this chapter. The intent of this chapter is to:
A.
Acknowledge and allow the continuance of the existing rural property conditions of the immediate and surrounding areas;
B.
Acknowledge the need for and provide for municipal services to such property without encouraging any increase in the intensity of urbanization of the lands in the district;
C.
Encourage the development and continued use of the existing and surrounding residential and agricultural uses without inducing undue hazards to the public health or safety;
D.
Prohibit industrial and other intensive commercial uses and to prohibit uses which would substantially interfere with the continuation of the uses presently existing in or near the property in question;
E.
Maintain and protect prime agricultural land from the depreciating effect of hazardous, objectionable and incompatible land uses.

Modular homes shall not be permitted in the R-E Estate Residential District. Permitted uses in the R-E Estate Residential District are as follows:
A.
One-family dwelling;
B.
Churches and church facilities;
C.
Accessory buildings and uses.

Minimum lot requirements in the R-E Estate Residential District are as follows:
A.
Minimum gross lot area is 12,000 square feet.
B.
Minimum lot width at front setback is 100 feet.
C.
Minimum proportion of lot in unobstructed open space is 50 percent.
D.
Minimum setbacks:
1.
Street right-of-way: 15 feet;
2.
Alley right-of-way: 15 feet;
3.
Adjacent lot line: one foot for each two feet or fraction thereof of the nearest wall height to the setback line, except that no adjacent lot line setback shall be less than ten feet for any residential use.
E.
Maximum height of primary structure in feet is 30 feet.
F.
Maximum height of accessory structure is not to exceed the height of the primary structure.
G.
Maximum density is 3½ dwellings per acre.
