20.- R-L LIMITED RESIDENTIAL DISTRICT
The R-L Limited Residential District is established in which the use of land is restricted as provided in this chapter. The intent of this chapter is to:
A.
Acknowledge and allow the continuance of existing residential uses;
B.
Acknowledge the need for and provide for municipal services to such property without encouraging any increase in the intensity of use of the land in the district;
C.
Encourage the development and continued uses of the existing and surrounding residential uses without inducing undue hazards to public health or safety;
D.
To prohibit industrial and commercial uses and to prohibit uses which would substantially interfere with the residential use.

Modular homes shall not be permitted in the R-L Limited Residential District. Permitted uses in the R-L Limited Residential District are as follows:
A.
One-family dwellings;
B.
Churches and church facilities;
C.
Accessory buildings and uses.

Minimum lot requirements in the R-L Limited Residential District, are as follows:
A.
Minimum gross area is 7,500 square feet, but not less than three times the total floor area of the building;
B.
Minimum lot width at front setback is 65 feet;
C.
Minimum proportion of lot in unobstructed open space is 50 percent;
D.
Minimum setbacks:
1.
Street right-of-way: 15 feet;
2.
Alley right-of-way: 15 feet;
3.
Adjacent lot line: one foot for each three feet or fraction thereof of the nearest wall height to the setback line, except that no adjacent lot line setback shall be less than five feet for any residential use.
E.
Maximum height of primary structure is 30 feet;
F.
Maximum height of accessory structures is not to exceed the height of the primary structure;
G.
Maximum density is six dwellings per acre.
