CHAPTER 17

24 AGRICULTURAL BUSINESS ZONE A-B

17.24.010 Purpose And Intent

The A-B zone is intended to encourage the preservation of agricultural uses as well as provide areas for intensive agricultural businesses uses.

17.24.020 Permitted Uses

Permitted uses in the A-B zone include:

  1. Accessory building or use customarily incidental to any permitted use;
  2. Agriculture, or agriculture experiment station;
  3. Animals or fowl kept for family food production;
  4. Animal hospital or clinic, dog breeding, dog kennels, dog training school, provided such use shall be located not less than seventy-five (75) feet from a public street and any building or enclosure for animals is located not less than fifty (50) feet from any side or rear property line;
  5. Cemetery;
  6. Chinchilla raising;
  7. Corral, stable or building for keeping animals or fowl, provided such use shall be located not less than seventy-five (75) feet from a public street and any such building shall be located not less than twenty (20) feet from any side or rear lot line;
  8. Dairy or creamery;
  9. Dog pound;
  10. Farms devoted to the hatching, raising and fattening of chickens, turkeys or other fowl, rabbits, fish or frogs;
  11. Fruit or vegetable storage or packing plant, including canning;
  12. Fur farm;
  13. Grain storage elevators;
  14. Greenhouse and nursery;
  15. Gun club, including skeet-shooting range;
  16. Hog keeping and raising of not more than eight pigs that are more than six weeks old, provided that no person shall feed any such hog any market refuse, house refuse, garbage or offal other than that produced on the premises;
  17. Home occupation;
  18. Horses for private use only, and provided that not more than two horses may be kept for each one acre within any lot;
  19. Household pets;
  20. Parking lot accessory to uses permitted in this zone;
  21. Private park, playground or recreation area, but not including privately owned commercial amusement business;
  22. Public building; public park, recreation grounds and associated buildings;
  23. Public stables;
  24. Raising and grazing of horses, cattle, sheep or goats not exceeding a density of fifteen (15) head per acre of used land, and including the supplementary or full feeding of such animals as part of a farming operation, provided that such raising and grazing when conducted by a farmer in conjunction with any livestock feed yard, livestock sales yard or slaughterhouse shall not be closer than three hundred (300) feet to any dwelling, or public or semipublic building, shall not include the erection of any permanent fences, corrals, chutes, or other structures normally associated with commercial feed lots, and shall be carried on during the period of September 15th through April 15th only;
  25. Riding academies;
  26. Single-family dwelling;
  27. Sugar beet loading or collection station;
  28. Temporary buildings for use incidental to construction work. Such buildings shall be removed upon completion or abandonment of the construction work.

17.24.030 Conditional Uses

The following uses shall be permitted only when authorized by a conditional use permit obtained as provided in Chapter 17.88:

  1. Airports, private or commercial;
  2. Circus or transient amusements;
  3. Commercial soil compositing manufacture and sale;
  4. Correctional institution;
  5. Hog ranch, provided that no person shall feed any hogs any market refuse, home refuse, garbage or offal other than that produced on the premises, all pens and housing for hogs shall be concrete and maintained in a sanitary manner, and drainage, drainage structures, and disposal of animal waste shall be provided and properly maintained as required by the building inspector and health officer;
  6. Livestock feed or sales yard;
  7. Manure spreading, drying and sale;
  8. Mines, quarries, gravel pits;
  9. Private park, playground or recreation area not open to the general public and to which no admission charge is made, but not including privately owned commercial amusement business;
  10. Public utility substation or water storage reservoir developed by a public agency;
  11. Radio or television station or tower;
  12. Rodeo or fair grounds;
  13. Slaughterhouse;
  14. Stock yards;
  15. Wastewater treatment or disposal facilities meeting the requirements of the Utah State Division of Health wastewater regulation code.

17.24.040 Site Development Standards

Site development standards in the A-B zone include:

  1. Minimum lot area: five acres;
  2. Minimum lot area: two hundred fifty (250) feet;
  3. Minimum yard setbacks:
    1. Front: thirty (30) feet;
    2. Side:
      1. Dwelling: ten (10) feet with total width of two side yards not less than twenty-four (24) feet,
      2. Other main building: twenty (20) feet each side,
      3. Accessory building: ten (10) feet except one foot if located at least six feet in rear of main building,
    3. Rear:
      1. Main building: thirty (30) feet,
      2. Accessory building: one foot except ten (10) feet where accessory building rears on side yard of adjacent corner lot;
  4. Building Height:
    1. Minimum: one story,
    2. Maximum: two and one-half stories or thirty-five (35) feet, except as otherwise provided in a conditional use permit approval.

17.24.050 Sign Regulations

The height, size and location of the following permitted signs shall be in accordance with the regulations set forth in Chapter 17.76:

  1. Construction project sign;
  2. Directional sign;
  3. Flat sign;
  4. Freestanding sign;
  5. Identification and information sign;
  6. Nameplate sign;
  7. Temporary sign;
  8. Wall sign.
