CHAPTER 1246

P PUBLIC, PRIVATE AND CONSERVATION LAND DISTRICT23

Sec. 1246-01.- Purposes.

The P Public, Private and Conservation Land District is intended to provide regulations for public lands, conservation lands, golf courses, camp grounds and educational facilities. The P District is intended to protect the environment and hold as open space those properties shown as open land in development plans.

Sec. 1246-02. - Permitted uses.

Permitted uses shall be as follows:

(a)

Forest preserves;

(b)

Parks;

(c)

Golf courses (standard, public, semipublic or private), provided that a clubhouse or other accessory building is located not less than two hundred (200) feet from the nearest lot line;

(d)

Schools; and

(e)

Conservation and flood control areas.

Sec. 1246-03. - Special uses.

Special uses shall be as follows:

(a)

Camp grounds;

(b)

Shooting ranges;

(c)

Riding stables;

(d)

Cemeteries, on lots not less than forty (40) acres in area;

(e)

Colleges or universities and accessory uses, including housing for students, faculty and others employed on the premises, on lots not less than ten (10) acres in area;

(f)

Fraternity and sorority houses;

(g)

Outdoor recreation, private or public, on a lot not less than five (5) acres in area, for any of the following uses: conservation clubs, Girl Scout and Boy Scout lodges or clubhouses, private parks or playgrounds, archery ranges and other outdoor recreation uses as approved by the Board of Trustees; accessory structures; and uses such as off-street parking and loading facilities, administration, maintenance and clubhouse buildings, provided that such accessory buildings are located at least one hundred (100) feet from any boundary line of the lot and that open off-street parking and loading facilities are at locations on the lot as approved by the Board;

(h)

Schools (boarding, elementary or junior high) on lots not less than five (5) acres in area, and high schools on lots not less than ten (10) acres in area; and

(i)

Hospitals, on lots not less than five (5) acres in area.

Sec. 1246-04. - Yards.

Yards shall be as follows:

(a)

Front, not less than fifty (50) feet from the front lot line;

(b)

Side, not less than twenty-five (25) feet from the side lot line; and

(c)

Rear, not less than thirty feet (30) from the rear lot line.

Sec. 1246-05. - Floor area ratio.

Floor area ratio shall not exceed three-tenths (0.3), except that for residential uses incidental to an educational facility, which uses are solely for the students of such facility, the ratio may be increased to eight-tenths (0.8).

Sec. 1246-06. - Minimum lot area.

An area of not less than twenty thousand (20,000) square feet shall be provided for each permitted use.

Sec. 1246-07. - Maximum lot coverage.

Not more than fifty (50) percent of a site may be occupied by buildings, structures and parking lots.
