CHAPTER 1256

B2 COMMUNITY SHOPPING DISTRICT28

Sec. 1256-01.- Purpose.

The B2 Community Shopping District is intended to accommodate the needs of a larger consumer population than is served by the Local Shopping District, thus a wider range of uses is permitted for both daily and occasional shopping.

Sec. 1256-02. - Permitted uses.

Permitted uses shall be as follows:

(1)

As in the B1 District;

(2)

Amusement places, indoor, including bowling alleys, billiard parlors, ice skating rinks, swimming pools and other indoor commercial recreation uses;

(3)

Antique shops;

(4)

Automobile accessory stores;

(5)

Bakeries, including sale of bakery products to stores, restaurants, clubs, hotels, institutions and similar establishments;

(6)

Banks and other financial institutions, including drive-in facilities;

(7)

Blueprinting and photocopy establishments;

(8)

Book binding establishments employing not more than five (5) persons at one time;

(9)

Business machine stores, sales and service;

(10)

Carpet and rug stores;

(11)

Catering establishments;

(12)

Chiropody offices;

(13)

Clothing stores;

(14)

Clubs or lodges, private, fraternal or religious;

(15)

Department stores;

(16)

Dry-cleaning and laundry establishments;

(17)

Parking garages, vehicular storage, or off-street parking lots and ramps, commercial or Municipal;

(18)

Garden supply and seed stores with no outdoor storage or display of merchandise;

(19)

Hotels;

(20)

Laboratories, medical, dental, optical;

(21)

Launderette, including automatic self-service drying and cleaning equipment;

(22)

Loan offices;

(23)

Locksmith shops;

(24)

Medical and dental clinics, including laboratories incidental thereto;

(25)

Meeting halls, convention or exhibition halls;

(26)

Newspaper offices, not including printing;

(27)

Orthopedic and medical appliance stores, not including assembly and manufacture;

(28)

Photography studios, including developing and printing of photographs when conducted on the premises as part of the retail business;

(29)

Physical culture and health establishments;

(30)

Restaurants, which may include accessory cocktail lounges, entertainment and dancing;

(31)

Taverns; and retail sales of packaged liquor goods; and

(32)

Theaters, but not including outdoor drive-in theaters.

Uses not explicitly enumerated in this section as permitted uses, but closely similar thereto, provided that such uses are not explicitly mentioned as permitted or special uses elsewhere in this Zoning Code.

Sec. 1256-03. - Special uses.

Special uses shall be as follows:

(a)

As in the B1 District;

(b)

Business and multiple-family residential, combined, with at least one-half of the floors devoted to residential use and with no business permitted on the same floor or above a floor used for residential purposes, except that restaurants and accessory cocktail lounges may be located on the top floor or roof of such structures;

(c)

Residential uses as permitted in the R4 District, but only as part of a planned unit development, provided that such uses do not constitute more than twenty (20) percent of the gross land area of such planned unit development;

(d)

Undertaking establishments and funeral parlors;

(e)

Planned developments;

(f)

Uses not explicitly enumerated in this section as special uses, but closely similar thereto, provided that such uses are not explicitly mentioned as permitted or special uses elsewhere in this Zoning Code;

(g)

Automotive diagnostic centers;

(h)

Battery and tire sales and service;

(i)

Cartage, express and parcel delivery, not including motor freight terminals;

(j)

Contractors' offices and shops, including, but not limited to, heating, air conditioning, plumbing, plating, sheet metal producing and tinsmithing, but not including open storage in front and side yards;

(k)

Gymnasiums;

(l)

Linen, towel or diaper service establishments;

(m)

Mail order houses;

(n)

Newspaper offices, including printing;

(o)

Drive-in restaurants and refreshment stands; and

(p)

Automobile laundries.

Sec. 1256-04. - Yards.

Yards shall be as follows:

(a)

For one-story buildings, as in the B1 District; and

(b)

For buildings two (2) stories or more, as in the R4 District, plus one-half (½) foot for each one (1) foot of building height over fifteen (15) feet.

Sec. 1256-05. - Floor area ratio.

Floor area ratios shall not exceed eight-tenths (0.8).
