ZONING DISTRICTS15

Sec. 1234-01.- Establishment of districts.

In order to carry out the purposes and provisions of this Zoning Code, the Village is hereby divided into the following zoning districts:

(a)

RI Single-Family Detailed Residence;

(b)

R1A Single-Family Detached Residence/Air Park;

(c)

R2 Single-Family Detached Residence;

(d)

R3 Single-Family Detached Residence;

(e)

R4 Multiple-Family Residence;

(f)

R5 Multiple-Family Residence;

(g)

P Public, Private and Conservation Land;

(h)

B1 Local Shopping;

(i)

B2 Community Shopping;

(j)

B3 Commercial;

(k)

B4 Outdoor Commercial;

(l)

I Industrial;

(m)

F Public Facilities;

(n)

O Office and Research.

Sec. 1234-02. - Zoning District Map.

(a)

Establishment. The zoning districts and their boundaries are as shown upon the Zoning District Map dated October 23, 1970, which Map and all amendments thereto and all notations, references and other information shown thereon are hereby incorporated into and made a part of this Zoning Code with the same force and effect as if fully set forth in this Zoning Code. The Zoning District Map, properly attested, shall be filed with the Village Clerk.

(b)

Boundaries of Districts. Where uncertainty exists with respect to the boundaries of the various zoning districts as shown on the Zoning District Map, the following rules apply:

(1)

A zoning district boundary line following a street or extension thereof shall be construed to be the centerline of such street or extension;

(2)

A zoning district boundary line approximately following a lot line or extension thereof within a subdivision shall be construed as following such lot line or extension;

(3)

Where a zoning district boundary line divides a lot in single ownership, the regulations of this Zoning Code for either portion of such lot may, at the owner's discretion, apply to the entire area of the lot or thirty feet beyond the zoning district boundary line, whichever is the lesser distance; and

(4)

Questions concerning the exact locations of district boundary lines shall be resolved by the Board of Trustees.

Sec. 1234-03. - Annexed land.

On land hereafter annexed to the Village, the Board of Trustees shall amend the Zoning District Map of this Zoning Code so as to zone such land in conformity with the Comprehensive Plan.
