The O Office and Research District is intended to provide lands for large, attractively
landscaped sites for office buildings, research activities and public institutions.

Permitted uses shall be as follows:
(a)
Offices;
(b)
Research facilities;
(c)
Clinics and hospitals; and
(d)
Public institutions (except correctional institutions).

Special uses shall be as follows:
(a)
Barber shops;
(b)
Beauty salons;
(c)
Book and stationery stores;
(d)
Office supply and equipment stores, sales and service;
(e)
Post offices and substations;
(f)
Outdoor telephone booths and pedestals;
(g)
Drug stores;
(h)
Restaurants, which may include accessory cocktail lounges and cafeterias but not drive-ins; and
(i)
Planned unit office research developments.

Yards shall be as follows:
(a)
Front, not less than thirty (30) feet from the front lot line;
(b)
Side, not less than twenty-five (25) feet from the side lot line; and
(c)
Rear, not less than ten (10) feet from the rear lot line. Rear yards shall also have
approved landscaping.

Floor area ratio shall not exceed 0.3.

(a)
All applications for building permits shall be accompanied by a plan for landscaping, as provided in the Comprehensive Plan.
(b)
There shall be no parking in the required front yard. Where parking is located in
front of the building line, appropriate screening shall be provided.

An area of not less than twenty thousand (20,000) square feet shall be provided for
each permitted use.

Not more than fifty (50) percent of a lot may be occupied by buildings, structures
and parking lots.
