R3 SINGLE-FAMILY DETACHED RESIDENCE DISTRICT20
The R3 Single-Family Detached Residence District is intended to provide regulations which will maintain the character and stability of single-family neighborhoods in the Village which will have lot sizes not less than eight thousand five hundred (8,500) square feet in area.

Permitted uses shall be as in the R2 District.

Special uses shall be as follows:
(a)
As in the R2 District; and
(b)
Multiple-family dwelling units, but only as part of a planned unit development as
regulated in Section 1244-02, and provided that the total number of multiple-family dwelling units as allowed
in this chapter do not exceed thirty (30) percent of the total number of approved
dwelling units in the planned unit development.

Except as herein otherwise required for a specific permitted or a special use, the
minimum lot area shall not be less than eight thousand five hundred (8,500) square
feet.

lot width shall not be less than seventy (70) feet, and on corner lots, not less than
eighty (80) feet.

Floor area ratios shall be as follows:
(a)
Single-family detached dwellings, not applicable; and
(b)
Nonresidential permitted uses and special uses, not more than two-tenths (0.2).

Building height shall be as follows:
(a)
Single-family detached dwellings, not more than twenty-seven (27) feet or two and
one-half (2½) stories, whichever is lower; and

Nonresidential permitted uses and special uses, not more than forty (40) feet.

Yard depth shall be as follows:
(a)
Front, not less than thirty (30) feet - see Section 1232-04(b); except the attached garage may be permitted to project not more than five (5) feet into the front yard setback where a front yard setback of thirty (30) feet or more is required;
(b)
Side yards, as follows:
(1)
Residential side yard; not less than ten (10) percent of the width of the lot on each side of the principal building to the lot lines.
(2)
Residential yard adjoining a street; not less than fifteen (15) feet on the street side of the principal building to the lot line, except at an attached side loading garage, the minimum side yard shall be twenty (20) feet from the lot line to the garage.
(3)
Nonresidential uses, two (2) side yards each not less than twenty (20) feet, except a side yard adjoining a street shall be not less than thirty (30) feet, and for buildings more than thirty (30) feet in height, each interior side yard shall be increased by one (1) foot for each additional one (1) foot of building height over thirty (30) feet; and
(c)
Rear, not less than thirty (30) feet.
