No adult book store shall be located within any residential zone or within 1,000 feet of any other adult book store or within 1,000 feet of a community facility, elementary, middle or high school, church, synagogue, playground or public park.
The Approving Authority shall determine that the site plan is compatible to the adjacent uses. Buffers shall be required and shall be constructed in conformance with the provisions of this chapter.
The Approving Authority shall determine whether the relationship of the proposed use to streets and adjacent properties and other physical features might act as a deterrent to the general welfare.

For any application involving an adult book store, the Approving Authority shall review compliance with the following standards:
