Where title to an undersized lot is held by an individual, partnership, or corporation on which also holds title to an adjacent lot, the undersized lot shall be deemed to be merged with the adjacent lot for the purposes of applying the regulation at this subsection, and neither lot may be conveyed to another person without first obtaining a subdivision.
