32 MFR-1 MODERATE DENSITY MULTI-FAMILY RESIDENTIAL DISTRICT

13.32.010 Description

The MFR-1 Moderate Density Multi-Family Residential District primarily characterized by an environment of moderate density housing in multifamily structures along with other related facilities such as schools and churches.

13.32.020 Purpose

The purpose of the moderate density multi-family residential district is to provide an environment suitable for a variety of moderate density housing types, including multifamily dwellings with a maximum building height of 75 feet or five stories, whichever is less.

13.32.030 Special Requirements

  1. In addition to the required setback lines provided elsewhere in this chapter, the following minimum distances shall be required between dwellings:
    1. Front to front: 50 feet.
    2. Back to back: 50 feet.
    3. Side to side: 20 feet.
    4. Front to side: 35 feet.
    5. Back to side: 35 feet.
    6. Corner to corner: 15 feet.
  2. The development shall not exceed eight units per acre.

13.32.040 Site Performance Standards

  1. Minimum lot size: 15,000 square feet (0.34 acre).
  2. Minimum lot width: 100 feet.
  3. Minimum front yard: 35 feet.
  4. Minimum side yard: Ten feet.
  5. Minimum rear yard: 15 feet.
  6. Maximum building height: Five stories or 75 feet.

  3. Family day care home.

13.32.070 Parking Requirements

  1. See PCC 13.100.010.
  2. Any garage, parking space, and/or car port shall be utilized only for the parking and/or storage of licensed and operable passenger cars and trucks not to exceed a gross capacity of 12,000 pounds as regulated by this chapter. The garage may be used for the storage of one commercial vehicle owned or operated by a resident of the dwelling unit if sufficient off-street parking in compliance with this chapter is available elsewhere on the property.
