20 R-1 SINGLE-FAMILY RESIDENTIAL DISTRICT

13.20.010 Description

The R-1 Single-Family Residential District is primarily characterized by an environment of predominantly low-density, single-family detached dwellings along with other related facilities such as schools and churches.

13.20.020 Purpose

It is the purpose of the R-1 Single-Family Residential District to encourage the preservation and continuation of the long-standing residential fabric in existing neighborhoods of predominantly single-family dwellings. Multiple-family, business or industrial uses, which would substantially interfere with the development or continuation of single-family dwellings in the district, are prohibited.

13.20.040 Site Performance Standards

  1. Minimum lot size: 15,500 square feet (0.34 acre).
  2. Minimum lot width: 125 feet.
  3. Minimum front yard: 30 feet.
  4. Minimum side yard: Ten feet.
  5. Minimum rear yard: 15 feet, except for accessory structures as in PCC 13.76.160.
  6. Maximum building height: 2.5 stories.

  1. Single-family, detached residential.
  2. Passive outdoor recreational.
  3. Family day care home.

13.20.060 Conditional Uses

  1. Bed and breakfast establishment.
  2. Indoor institutional.

13.20.070 Parking Requirements

  1. See PCC 13.100.010.
  2. Any garage, parking space, and/or carport shall be utilized only for the parking and/or storage of licensed and operable passenger cars and trucks not to exceed a gross capacity of 30,000 pounds as regulated by this chapter. The garage may be used for the storage of one commercial vehicle owned or operated by a resident of the dwelling unit if sufficient off-street parking in compliance with this chapter is available elsewhere on the property.
