31 FMD FAWN MEADOWS SINGLE FAMILY DISTRICT

13.31.010 Description

The Fawn Meadows Single Family District is characterized by an environment of predominantly low-density, single family detached dwellings.


All other provisions of the City of Pine City Ordinances not listed in this section should be referred to their own section or follow 13.20 R-1 Single-Family Residential District.

13.31.020 Purpose

It is the purpose of the Fawn Meadows Single Family Residential District to encourage the preservation and continuation of the long-standing residential fabric in existing neighborhoods of predominantly single-family dwellings. Multiple-family, business or industrial uses, which would substantially interfere with the development or continuation of single-family dwellings in the district, are prohibited.

13.31.030 Special Requirements

None

13.31.040 Site Performance Standards

  1. Minimum lot size: 10,250 square feet
  2. Minimum lot width: 60 feet
  3. Minimum front yard: 10 feet
  4. Minimum side yard: 5 feet
  5. Minimum rear yard: 15 feet, except for accessory structures as in PCC 13.76.160.
  6. Maximum building height: 2.5 stories


13.31.050 Permitted Uses

  1. Single-family, detached residential
  2. Passive outdoor recreational
  3. Family daycare home
  4. Public Service and utilities
  5. Private garage
  6. Active Outdoor recreational

13.31.060 Conditional Uses

  1. Bed and breakfast establishment
  2. Indoor institutional
  3. Institutional residential
  4. Transit stops
  5. Group/multiple-family day care center
  6. Accessory dwelling unit

13.31.070 Parking Requirements

  1. See PCC 13.100.010
  2. Any garage, parking space, and/or carport shall be utilized only for the parking and/or storage of licensed and operable passenger cars and trucks not to exceed a gross capacity of 30,000 pounds as regulated by this chapter. The garage may be used for the storage of one commercial vehicle owned or operated by a resident of the dwelling unit if sufficient off-street parking in compliance with this chapter is available elsewhere on the property.

13.31.080 Outside Buildings

One outbuilding per lot and is less than 140 square feet.

13.31.090 Garages

  1. Total garage area must be less than 60% of the total main level living area
  2. Minimum = 400 sf
  3. Maximum = 660 sf
  4. Maximum of three (3) garage stalls facing the road for Traditional

13.31.100 Landscaping

  1. Builder must supply a minimum of two nursery-grown trees of 2” minimum diameter.
  2. Concrete or asphalt driveway

13.31.110 Buffer Yard Requirements

There are no buffer yard requirements for the Fawn Meadows Single Family District
