56 HB HIGHWAY BUSINESS DISTRICT

13.56.010 Description

The HB Highway Business District is primarily characterized by an environment of accommodations and services to motorists, specialized retail outlets and commercial amusement enterprises.

13.56.020 Purpose

The purpose of the highway business district is to provide for accommodations and services to the traveling public and related retail service activities. The requirements of this district are developed to minimize traffic hazards and interfaces with other related uses in the vicinity.

13.56.030 Special Requirements

  1. The architectural appearance and functional plan of the building and site shall not be so dissimilar to the existing buildings or area as to cause impairment in property values or constitute a blighting influence.
  2. The entire area other than that occupied by buildings or structures shall be surfaced or landscaped to control dust and drainage.
  3. Vehicular access points shall create a minimum of conflict with through traffic movement.

13.56.040 Site Performance Standards

  1. Minimum lot size: 5,000 square feet (0.11 acre).
  2. Minimum lot width: 50 feet.
  3. Minimum front yard: 20 feet.
  4. Minimum side yard: Ten feet.
  5. Minimum rear yard: 15 feet.
  6. Maximum building height: Six stories or 90 feet.

  10. Indoor institutional.
  11. Public service and utilities.
  12. Transit stop.
  13. Cannabis Retail Business

  7. Distribution center.
  8. Off-site parking lot.
  9. Indoor storage or wholesaling.
  10. Outdoor storage or wholesaling.
  11. Personal storage facility.
  12. Commercial apartment.
  13. Group/multiple-family day care center.
  14. Light industrial incidental to indoor sales.
  15. Active outdoor recreational.
