Senior Day Center Project Redevelopment Option Zone
The Provo Senior Day Center (“PSDC”) Project Redevelopment Option ("PRO-R-27") zone is created to provide needed daytime services for seniors in the community with special needs. The zone is specifically created to allow for senior day services, also known as adult day care services where seniors can enjoy activities and be supervised by day care providers. This permits families accessability to a day care service for their aging parents which in turn provides interaction between clients and social activities.
(1) Those uses or categories of uses as listed herein, and no others, are permitted in the PSDC PRO zone.
(2) All uses listed herein are listed by numbers as designated in the Standard Land Use Code published and maintained by the Planning Commission. Specific uses are identified by a four (4) digit number in which all digits are whole numbers. Classes or groupings of such uses permitted in the zone are identified by a four (4) digit number in which the last one or two digits are zeros.
(3) All such categories listed herein and all specific uses contained within them in the Standard Land Use Code shall be permitted in the PSDC PRO zone, subject to the limitations set forth in this Chapter.
(4) Permitted Principal Uses. The following principal uses and structures are permitted in the PSDC PRO zone.

Land within the PSDC PRO zone shall be in single ownership and control in order to ensure conformance with the provisions of this Chapter. Land may be owned by an individual, partnership, corporation, a group of individuals, or other legally recognized entity.
Each project within the PSDC PRO zone shall have public street frontage of not less than one hundred (100) feet.
The following yard requirements shall apply in the PSDC PRO zone:
(1) Front yard. The front yard of a lot or parcel in the PSDC PRO zone shall be not less than twenty (20) feet.
(2) Side yard. The side yard of a lot or parcel in the PSDC PRO zone shall be not less than ten (10) feet.
(3) Side yard- corner lot. On a corner lot, the side yard contiguous to a street shall be not be less than twenty (20) feet.
(4) Rear yard. The rear yard of a lot or parcel in the PSDC PRO zone shall be a minimum twenty (20) feet and may be used for driveway access and parking.
(1) The following structures may be erected on, or project into, any required yard, except into a required driveway:
(a) fences and walls in conformance with the Provo City Code;
(b) landscaping elements including trees, shrubs, and other plants; and
(c) necessary appurtenances for utility service.
The height of a building in the PSDC PRO zone shall not exceed fifty-five (55) feet, except by a conditional-use permit approved by the Planning Commission. Bell towers, chimneys, flagpoles, mechanical equipment, flues, or similar structures not used for human occupancy shall be excluded in determining height.
(1) Fencing. Fence design and materials shall be approved by the Design Review Committee.
(2) Signs.
(a) One (1) wall sign not exceeding twenty (20) square feet;
(b) One (1) freestanding monument sign under five (5) feet in height mounted on a masonry wall, not exceeding thirty-two (32) square feet in area.
(c) Electronic reader board signs are not permitted.
(d) Lighted signs are permitted as provided in Chapter 14.38, Provo City Code.
