ARTICLE VIII

PS, PROFESSIONAL SERVICE DISTRICT

SECTION 8.00 - PURPOSE

The PS, Professional Service District is intended to provide locations for low intensity, office-type professional and administrative services necessary for the conduct of a community's activities. Such districts are intended to have the following characteristics: allowable activities take place in attractive buildings in landscaped settings; they generally operate only during normal daytime business hours; they produce a minimal amount of transient traffic; and, their use characteristics make them compatible with adjacent residential uses.

SECTION 8.01 - PRINCIPAL USES PERMITTED

In all PS Districts, no building or land, except as otherwise provided in this Ordinance, shall be erected or used except for one or more of the following specified uses:

A.

Office buildings for any of the following occupations: executive, administrative, professional, accounting, writing, clerical, stenographic, drafting and sales.

B.

Medical and dental offices.

C.

Banks, credit unions, savings and loan associations, mortgage companies and similar uses including those having drive-in facilities as an accessory use.

D.

Private clubs, fraternities and lodges, excepting those the chief activity of which is a service customarily carried on as a business.

E.

Clinics, except veterinary clinics housing outdoor runs.

F.

Health care facility.

G.

Homes for the aged (congregate care facility), and continuing care retirement communities.

H.

Convalescent or nursing homes.

I.

Mortuaries or funeral homes.

J.

Standard restaurants.

K.

Business service establishments such as typing services, photocopying services, quick-printing establishments, office supply stores and mailing/packaging establishments.

L.

Community buildings, including educational, recreation, social, neighborhood or community centers and private museums.

M.

Other uses similar to the above uses, as determined by the Site Committee.

N.

Accessory buildings or uses incidental to any of the above permitted uses when located on the same zoning lot and subject further to the provisions of Article III, Section 3.11.

SECTION 8.02 - USES PERMITTED SUBJECT TO SPECIAL CONDITIONS

The following uses shall be permitted, subject to the conditions hereinafter imposed for each use:

A.

Massage parlors, massage schools and similar businesses subject to the following conditions:

1.

Such units of massage parlors or massage schools shall conform to Ordinance 215 which regulates the licensing, establishment, maintenance and operation of massage parlors, massagists, massage schools and similar businesses and the persons working in them.

2.

Such units of massage parlors or massage schools shall conform to Section 3.21 of this Ordinance and to all other applicable Township codes and ordinances.

SECTION 8.03 - AREA AND BULK REQUIREMENTS

See ARTICLE XVI, "SCHEDULE OF REGULATIONS" limiting the height and bulk of buildings, the minimum size of lot permitted by land use and the minimum yard setback requirements.
