ARTICLE II

DISTRICT REGULATIONS, PURPOSES AND LEGAL CLAUSES

SECTION 2.01 - ZONING DISTRICTS

For the purpose of this Ordinance, this Township is hereby divided into districts to be known as and having the following symbols:

R-1 One-Family Residential District
R-2 Two-Family Residential District
R-3 Multiple-Family Residential District
MH Mobile Home District
PS Professional Service District
C-1 Local Business District
C-2 General Commercial District
C-3 Highway Service District
M-1 Light Industrial District
M-1-A Medium Industrial District
M-2 General Industrial District
P-1 Vehicular Parking District
P-L Public Lands District
HAZ Hazardous Substance Overlay District
TR Telegraph Road Overlay District

 

SECTION 2.02 - DISTRICT BOUNDARIES

The boundaries of these districts are hereby established as shown on the Zoning Map, Township of Redford's Zoning Ordinance, which accompanies this Ordinance, and which map with all notations, references and other information shown thereon shall be as much a part of this Ordinance as if fully described herein.

SECTION 2.03 - DISTRICT BOUNDARIES INTERPRETED

Where uncertainty exists with respect to the boundaries of the various districts as shown on the Zoning Map, the following rules shall apply:

A.

Boundaries indicated as approximately following the center lines of streets, highways, or alleys, shall be construed as following such center lines;

B.

Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines;

C.

Boundaries indicated as approximately following Township limits shall be construed as following Township limits;

D.

Boundaries indicated as following railroad lines shall be construed to be the midway between the main tracks;

E.

Boundaries indicated as parallel to or extensions of features indicated in Subsections A through D above shall be so construed. Distances not specifically indicated on the official Zoning Map shall be determined by the scale of the map.

F.

Where physical or natural features existing on the ground are at variance with those shown on the official Zoning Map, or in other circumstances not covered by Subsections A through E above, the Board of Appeals shall interpret the district boundaries.

SECTION 2.04 - ZONING OF VACATED AREAS

Whenever any street, alley or other public way within the Township of Redford shall have been vacated by action of the Wayne County Road Commission, and when the lands within the boundaries thereof attach to and become a part of lands adjoining such street, alley, or publicway, such lands formerly within such vacated street, alley, or publicway shall automatically, and without further action of the Township Board, thenceforth acquire and be subject to the same zoning regulations as are applicable to lands to which the same shall attach, and the same shall be used for the same use as is permitted under this Ordinance for such adjoining lands.

SECTION 2.05 - DISTRICT REQUIREMENTS

All buildings and uses in any District shall be subject to the provisions of ARTICLE III, "GENERAL PROVISIONS" and ARTICLE XVII, "GENERAL EXCEPTIONS."

SECTION 2.06 - PURPOSES

The purpose of this Ordinance is to promote the public health, safety, morals, and general welfare; to encourage the use of lands in accordance with their character and adaptability; and to limit the improper use of land; to avoid the overcrowding of population; to provide adequate light and air; to lessen congestion on the public roads and streets; to reduce hazards to life and property; to facilitate adequate provisions for a system of transportation, sewage disposal, safe and adequate water supply, education, recreation and other public requirements; and to conserve the expenditure of funds for public improvements and services to conform with the most advantageous uses of land, resources and properties, and with reasonable consideration among other things, to the character of each district, its peculiar suitability for particular uses, the conservation of property values and natural resources, and the general and appropriate trend and character of land, building, and population development, as studied and recommended within a general plan by the Redford Township Planning Commission, and endorsed, and regulations adopted, therefore, by the Redford Township Board.

SECTION 2.07 - VALIDITY AND SEVERABILITY CLAUSE

If any court of competent jurisdiction shall declare any part of this Ordinance to be invalid, such ruling shall not affect any other provisions of this Ordinance not specifically included in said ruling.

If any court of competent jurisdiction shall declare invalid the application of any provision of this Ordinance to a particular land, parcel, lot, district, use, building or structure, such ruling shall not affect the application of said provision to any other land, parcel, lot, district, use, building, or structure not specifically included in said ruling.

SECTION 2.08 - INTERPRETATION

In the interpretation and application, the provisions of this Ordinance shall be held to be minimum requirements adopted for the promotion of the public health, morals, safety, comfort, convenience, or general welfare. It is not intended by this Ordinance to repeal, abrogate, annul, or in any way to impair or interfere with any existing provision of law or ordinance other than the above described Zoning Ordinance, or with any rules, regulations, or permits previously adopted or issued or which shall be adopted or issued pursuant to the law relating to the use of buildings or premises.
