C-3, HIGHWAY SERVICE DISTRICT
The C-3 Highway Service District is intended to provide for servicing the needs of automobile traffic along major regional arterials located in the Township, and to protect adjacent properties in other adjacent zones from the nuisance effects of such establishments, including transient lodging facilities.
In all C-3 Districts, no building or land, except as otherwise provided in this Ordinance, shall be erected or used except for one or more of the following specified uses:
A.
All uses as regulated in C-2 Districts.
B.
Drive-in restaurants and other drive-in establishments.
C.
Motels and motor courts subject to the conditions set forth in SEC. 11.02.
D.
Other uses similar to the above uses, as determined by the Site Committee.
E.
Accessory buildings and uses customarily incidental to any of the above permitted uses when located on the same zoning lot and subject further to the provision of Article III, Section 3.11.
A.
LOT AREA. Each unit of a motel or motor court shall be provided with a zoning lot of not less than six hundred (600) square feet for the first room and an additional zoning lot area equal to two (2) times the room area for each additional room. Yard area shall be provided as follows: Side yards of not less than ten (10) feet each, a front yard of not less than twenty-five (25) feet, and a rear yard of not less than fifteen (15) feet; and no separate buildings shall be less than ten (10) feet apart.
Where the front yard is used for an access road and to provide off-street parking space, a planting strip not less than five (5) feet wide shall be provided and maintained along the front lot line, two (2) driveway openings not more than twenty-four (24) feet each in width excepted, as a landscaped area with a low hedge or suitable plantings.
B.
SIZE OF MOTEL OR MOTOR COURT UNITS. Each unit shall have one (1) room or not less than one hundred fifty (150) square feet of floor area, and a bathroom or not less than twenty-five (25) square feet of floor area.
C.
One complete dwelling unit, of not less than six hundred twenty-four (624) square feet or floor space, for the permanent residence of the owner or manager of the motel or motor court, shall be provided as a part of each motel or motor court group.
