M-1-A, MEDIUM INDUSTRIAL DISTRICT
The M-1-A, Medium Industrial District is designed primarily for manufacturing, assembling, and fabrication activities including large scale or specialized industrial operations, whose external physical effects will be felt to some degree by surrounding districts. The District is so structured, however, as to permit the manufacturing, processing, and compounding of semi-finished or finished products only from previously prepared or processed material.
In all M-1-A districts, no building or land shall be erected or used except for one or more of the following specified uses:
A.
Any use of land or buildings which is permitted in an M-1 District, as a permitted principal uses or use subject to special conditions.
B.
Any industrial activity or process, not herein expressly prohibited meeting the intent of this district, shall be a lawful use in an M-1-A District.
C.
Certain Limited Marihuana Establishments.

In all M-1-A Districts, no building shall be erected or altered and no land shall be used for the carrying on of manufacturing activities, the character of, or similar to, tanneries, slaughter houses, stock yards, glue factories, soap factories, oil refineries, drop forging, or other factories or similar uses which will create a nuisance factor.
In the M-1-A District, any machine or equipment which is determined by the Site Committee from their review of its operational characteristics and specifications to be capable of creating intense earth-shaking vibrations or noise such as are caused by heavy drop forges, or heavy hydraulic surges, shall be set back at least 300 feet from any lot line which abuts non-industrial zoned land. The Site Committee may waive this requirement upon finding that such impact caused by the operation of the machine or equipment will be controlled through such techniques as the installation of sound absorbing devices and barriers or their placement on shock absorbing mountings located on suitable reinforced concrete footings such as to prevent the transmission beyond the lot line of noise and vibration in excess of the standards specified above in Section 12.04.
Any use established after the effective date of this ordinance shall be operated so as to comply with the performance standards set forth in Section 12.04.
