CHAPTER 18

33 R-A-A RESIDENTIAL ESTATE ANIMALS DISTRICT

18.33.010: APPLICABILITY OF PROVISIONS:

The regulations set out in this chapter shall apply in the R-A-A Residential Estate Animals Districts. (Ord. 2190, 1992)

18.33.020: USES GENERALLY:

In the R-A-A District, no building or structure or land shall be used, and no building or structure shall hereafter be erected, structurally altered or enlarged except for the following purposes, set out in section 18.33.030 of this chapter. (Ord. 2190, 1992)

18.33.030: PERMITTED USES:

Principal permitted uses in the R-A-A Districts include:
   Uses permitted in the A-2, Agricultural District, provided area of the lot is not less than that required in the A-2 District.
   Accessory animal raising associated with a primary single dwelling unit. Animal raising as permitted in subsection 18.29.030(C) of this title.
   Churches, subject to a conditional use permit.
   Community Care Facility, licensed or unlicensed, for up to six (6) persons.
   Employee housing for up to six (6) persons, as defined in chapter 18.08 of this title.
   Home occupations, as defined in chapter 18.08 of this title, and subject to the provisions of chapter 18.160 of this title.
   Private greenhouses or horticultural collections incidental to the residential use of the premises.
   Public schools, parks and playgrounds, subject to review and approval by the commission.
   Single-family residential use, not more than one dwelling unit per lot.
   Supportive and transitional housing for up to six (6) persons intended to serve the target population, as defined in chapter 18.08 of this title. (Ord. 2985, 2025: Ord. 2190, 1992)

18.33.035: ACCESSORY USES:

Private residential recreation court, subject to approval of a permit in accordance with chapter 18.156 of this title. (Ord. 2881 §5, 2019: Ord. 2861, 2018)

18.33.040: PROPERTY DEVELOPMENT STANDARDS:

Property development standards for the R-A-A District are set out in sections 18.33.050 through 18.33.140 of this chapter. (Ord. 2190, 1992)

18.33.050: LOT AREA:

   A.   Minimum lot area in the R-A-A District is twenty thousand (20,000) square feet.
   B.   Any land parcel with an average cross slope of fifteen percent (15%) or greater is subject to slope-density requirements of chapter 18.138, "HD Hillside Development District", of this title. (Ord. 2190, 1992)

18.33.060: LOT DIMENSIONS:

Minimum lot dimensions in R-A-A Districts:
   A.   One hundred feet (100') in width;
   B.   One hundred twenty feet (120') in depth. (Ord. 2190, 1992)

18.33.070: DENSITY OF DEVELOPMENT:

Maximum population density in R-A-A Districts is one dwelling unit per lot. (Ord. 2190, 1992)

18.33.080: MAXIMUM COVERAGE:

Maximum coverage by structures in R-A-A Districts is twenty percent (20%) of the lot area; provided legal, nonconforming lots of less than twenty thousand (20,000) square feet in size are permitted to have thirty percent (30%) or the first fourteen thousand (14,000) square feet in area. 18.33.090: BUILDING HEIGHT:

Maximum building height in R-A-A Districts is two and one-half (21/2) stories or thirty five feet (35'). See section 18.152.030 of this title for exceptions. (Ord. 2190, 1992)

18.33.100: FRONT YARD:

In R-A-A Districts:
   A.   Except as provided in this section each lot shall have a front yard extending for the full width of the lot. The yard shall be not less than twenty five feet (25').
   B.   See subsection 18.148.030B of this title for regulations applying to partly built up blocks.
   C.   See subsection 18.148.030D of this title for regulations applying to key lots. (Ord. 2190, 1992)

18.33.110: SIDE YARD:

In the R-A-A Zone:
   A.   Except as provided in this section each lot shall have a side yard on both sides of the main building, of not less than ten feet (10'). Each lot shall have not less than a ten foot (10') level side yard on the garage side. A corner lot shall have the garage adjacent to the interior lot line, with not less than a ten foot (10') level side yard.
   B.   See subsection 18.148.030E of this title for regulations applying to side yards on corner lots.
   C.   See subsection 18.148.030F of this title for regulations applying to side yards on reversed corner lots.
   D.   See chapter 18.148 of this title for regulations applying to computation of yards. (Ord. 2190, 1992)

18.33.120: REAR YARD:

For rear yards in the R-A-A Zone, see sections 18.20.150 through 18.20.160 of this title. (Ord. 2190, 1992)

18.33.125: ACCESSORY BUILDINGS:

The provisions of section 18.20.160 of this title shall apply for accessory buildings in R-A-A districts, except that accessory buildings may occupy not more than fifteen percent (15%) of the rear yard area. (Ord. 2985, 2025)

18.33.130: PARKING, FENCES AND SIGNS:

In the R-A-A District:
   A.   Off street parking: See chapter 18.164 of this title.
   B.   Fences, hedges and walls: See chapter 18.168 of this title.
   C.   Signs: See title 15, chapter 15.36 of this Code. (Ord. 2190, 1992)

18.33.140: GRADING:

For grading in the R-A-A Zone, the provisions of the Redlands grading ordinance shall apply, except that grading shall be the minimum necessary to provide for a building site. (Ord. 2190, 1992)
