The purpose of the R-1 Single-Family Residential District is to provide an environment conducive to the development of low density single-family homes, with no mixing of incompatible uses. The following regulations, set out in this chapter, shall apply to all land in the R-1 Single-Family Residential District. (Ord. 1000 § 17.00, 1955)
18.44.020: USES GENERALLY:
In the R-1 District, no building, structure or land shall be used, and no building or structure shall be hereafter erected, structurally altered or enlarged except for the following purposes set out in sections 18.44.030 through 18.44.050 of this chapter. (Ord. 1000 § 17.10, 1955)
18.44.030: PERMITTED USES:
Principal permitted uses in the R-1 Zone include:
Uses permitted in the A-2 Residential Estate District, provided the area of the lot shall be not less than that required in the A-2 District.
Community Care Facility, licensed or unlicensed, for up to six (6) persons.
Employee housing for up to six (6) persons, as defined in chapter 18.08 of this title.
Home occupations, as defined in chapter 18.08 of this title, and subject to the provisions of chapter 18.160 of this title.
Keeping of horses, subject to the provisions of section 18.40.030 of this title.
Single-family residential use, not more than one dwelling unit per lot.
Supportive and transitional housing for up to six (6) persons intended to serve the target population, as defined in chapter 18.08 of this title. (Ord. 2985, 2025: Ord. 1000 § 17.10(A), 1955)
18.44.040: ACCESSORY USES:
Private residential recreation court, subject to approval of a permit in accordance with chapter 18.156 of this title.

18.44.050: CONDITIONAL USES:
Uses permitted by conditional use permit in the R-1 District include:
Uses listed in chapter 18.192 of this title, in accordance with the provisions of that chapter.
The following property development standards, set out in sections 18.44.080 through 18.44.190 of this chapter, shall apply to all land and buildings in the R-1 Zone. (Ord. 1000 § 17.20, 1955)
18.44.080: LOT AREA:
Each lot in the R-1 Zone shall have a minimum area of seven thousand two hundred (7,200) square feet. (Ord. 1000 § 17.20(A), 1955)
18.44.090: LOT DIMENSIONS:
In the R-1 Zone:
A. Each lot shall have a minimum width of sixty feet (60'). Cul- de-sac lots shall have a minimum width of forty feet (40').
B. Each lot shall have a minimum depth of one hundred feet (100'). (Ord. 1000 § 17.20(B), 1955)
18.44.100: DENSITY OF DEVELOPMENT:
Population density in R-1 Zones shall be one dwelling unit per lot. (Ord. 1000 § 17.20(C), 1955)
18.44.110: MAXIMUM COVERAGE:
Maximum coverage of structures in the R-1 Zone is thirty percent (30%) of the lot area. (Ord. 1000 § 17.20(D), 1955)
18.44.120: BUILDING HEIGHT:
In the R-1 Zone, buildings and structures shall have a height not greater than two and one-half (21/2) stories or thirty five feet (35'). See section 18.152.030 of this title for exceptions. (Ord. 1000 § 17.20(E), 1955)
18.44.130: FRONT YARD:
In R-1 Zones:
A. Each lot shall have a front yard extending for the full width of the lot. The yard shall be not less than twenty five feet (25') nor more than forty feet (40') in depth.
B. See subsection 18.148.030B of this title for regulations applying to partly built up blocks.

18.44.140: SIDE YARD:
In R-1 Zones:
A. Each lot shall have a side yard of not less than five feet (5') on one side and not less than ten feet (10') on the opposite side; provided, however, an interior lot shall have not less than a ten foot (10'), level side yard on the garage side. A corner lot shall have the garage adjacent to the interior lot line, with not less than a ten foot (10') level side yard.
B. For lots containing less than the required minimum frontage, the aggregate side yard dimensions shall be not less than twenty percent (20%) of the width of the lot; provided, however, the minimum side yard on either side shall be not less than five feet (5').

18.44.150: REAR YARD:

18.44.160: ACCESSORY BUILDINGS:

18.44.170: OFF STREET PARKING:
