CHAPTER 18

36 R-E RESIDENTIAL ESTATE DISTRICT

18.36.010: APPLICABILITY OF PROVISIONS:

The following regulations, set out in this chapter, shall apply in the R-E Residential Estate District. (Ord. 1000 § 15.00, 1955)

18.36.020: PERMITTED USES:

No building, structure or land shall be used, and no building or structure shall be hereafter erected, structurally altered or enlarged, except for the following purposes:
   Uses permitted in the R-A District, subject to the property development standards of the R-A District.
   Single-family residential uses, not more than one dwelling unit per lot.
   Community Care Facility, licensed or unlicensed, for up to six (6) persons.
   Employee housing for up to six (6) persons, as defined in chapter 18.08 of this title.
   Home occupations, as defined in chapter 18.08 of this title, and subject to the provisions of chapter 18.160 of this title.
   Supportive and transitional housing for up to six (6) persons intended to serve the target population, as defined in chapter 18.08 of this title. (Ord. 2985, 2025: Ord. 1000 § 15.10, 1955)

18.36.025: ACCESSORY USES:

Private residential recreation court, subject to approval of a permit in accordance with chapter 18.156 of this title. (Ord. 2881 §6, 2019: Ord. 2861, 2018)

18.36.030: PROPERTY DEVELOPMENT STANDARDS:

Property development standards for the R-E District shall be as set out in sections 18.36.040 through 18.36.130 of this chapter. (Ord. 1000 § 15.20, 1955)

18.36.040: LOT AREA:

   A.   Minimum lot area in the R-E District is fourteen thousand (14,000) square feet.
   B.   Any land parcel with an average cross slope of fifteen percent (15%) or greater is subject to slope density requirements of chapter 18.138, "HD Hillside Development District", of this title. (Ord. 2050 § 3, 1988: Ord. 1000 § 15.20(A), 1955)

18.36.050: LOT DIMENSIONS:

Minimum lot dimension in the R-E District:
   A.   One hundred feet (100') in width;
   B.   One hundred twenty feet (120') in depth. (Ord. 1000 § 15.20(B), 1955)

18.36.060: DENSITY OF DEVELOPMENT:

Maximum population density in the R-E District is one dwelling per lot. (Ord. 1000 § 15.20(C), 1955)

18.36.070: MAXIMUM COVERAGE:

Maximum coverage by structures in the R-E District is twenty five percent (25%) of the lot area. (Ord. 1000 § 15.20(C), 1955)

18.36.080: BUILDING HEIGHT:

Maximum building height in the R-E District is two and one-half (21/2) stories, or thirty five feet (35'). See section 18.152.030 of this title for exceptions. (Ord. 1000 § 15.20(D), 1955)

18.36.090: FRONT YARD:

In R-E Districts:
   A.   Each lot shall have a front yard extending for the full width of the lot. The yard shall be not less than twenty five feet (25').
   B.   See subsection 18.148.030B of this title for partly built up blocks.
   C.   See subsection 18.148.030D of this title for key lots. (Ord. 1000 § 15.30, 1955)

18.36.100: SIDE YARD:

In R-E Districts:
   A.   Each lot shall have a side yard on both sides of the main building of not less than ten feet (10'). Each lot shall have not less than a ten foot (10'), level side yard on the garage side. A corner lot shall have the garage adjacent to the interior lot line, with not less than a ten foot (10'), level side yard.
   B.   See subsection 18.148.030E of this title for side yards on corner lots.
   C.   See subsection 18.148.030F of this title for side yards on reversed corner lots.
   D.   See sections 18.148.040 through 18.148.060 of this title for regulations applying to computation of yards. (Ord. 1000 § 15.40, 1955)

18.36.110: REAR YARD:

In the R-E District, each lot shall have a rear yard of not less than twenty five feet (25'). (Ord. 1000 § 15.50, 1955)

18.36.120: ACCESSORY BUILDINGS:

The provisions of section 18.20.160 of this title shall apply for accessory buildings in R-E Districts, except that accessory buildings may occupy not more than fifteen percent (15%) of the rear yard area. (Ord. 1000 § 15.55, 1955)

18.36.130: PARKING, FENCES, WALLS AND SIGNS:

In the R-E District:
   A.   Off street parking: See chapter 18.164 of this title.
   B.   Fences, hedges and walls: See chapter 18.168 of this title.
