CHAPTER 18

48 R-1-D SINGLE-FAMILY RESIDENTIAL DISTRICT

18.48.010: PURPOSE OF PROVISIONS:

The purpose of the R-1-D Single-Family Residential District is to provide for the development of two (2) single-family homes on a limited number of existing deep lots. The following regulations establish provisions for medium density residential development with a single-family environment, and shall apply to all land in the R-1-D Single-Family Residential District. 18.48.020: USES GENERALLY:

In R-1-D Districts, no building, structure or land shall be used, and no building or structure shall be hereafter erected, structurally altered or enlarged, except for the purposes set out in sections 18.48.030 through 18.48.050 of this chapter. (Ord. 1000 § 18.10, 1955)

18.48.030: PERMITTED USES:

Principal permitted uses in R-1-D Districts include:
   Community Care Facility, licensed or unlicensed, for up to six (6) persons.
   Employee housing for up to six (6) persons, as defined in chapter 18.08 of this title.
   Home occupations, as defined in chapter 18.08 of this title, and subject to the provisions of chapter 18.160 of this title.
   On existing deep lots greater than one hundred sixty feet (160') in depth, not more than two (2) single-family dwellings may be constructed in accordance with the provisions of sections 18.48.070 through 18.48.210 of this chapter.
   Single-family residential uses, not more than one dwelling per lot.
   Supportive and transitional housing for up to six (6) persons intended to serve the target population, as defined in chapter 18.08 of this title. (Ord. 2985, 2025: Ord. 1000 § 18.20(A), 1955)

18.48.040: ACCESSORY USES:

In R-1-D Districts, the accessory uses listed in section 18.40.040 of this title are permitted.
Private residential recreation court, subject to approval of a permit in accordance with chapter 18.156 of this title. (Ord. 2881 §9, 2019: Ord. 2861, 2018)

18.48.050: CONDITIONAL USES:

Uses permitted by conditional use permit in R-1-D Districts include:
Uses listed in chapter 18.192 of this title, in accordance with the provisions of that chapter.
Children's nurseries.
Convalescent hospitals. (Ord. 1000 § 18.11(C), 1955)

18.48.070: PROPERTY DEVELOPMENT STANDARDS:

The property development standards set out in sections 18.48.080 through 18.48.210 of this chapter shall apply to all land and buildings in the R-1-D Zone. (Ord. 1000 § 18.20, 1955)

18.48.080: LOT AREA:

Each lot in the R-1-D Zone shall have a minimum area of eight thousand one hundred (8,100) square feet. (Ord. 1000 § 18.20(A), 1955)

18.48.090: LOT DIMENSIONS:

In the R-1-D Zone:
   A.   Each lot shall have a minimum width of fifty feet (50').
   B.   Each lot shall have a minimum depth of one hundred sixty feet (160'). (Ord. 1000 § 18.20(B), 1955)

18.48.100: DENSITY OF DEVELOPMENT:

Population density in the R-1-D Zone shall be four thousand (4,000) square feet of lot area per dwelling. (Ord. 1000 § 18.20(B), 1955)

18.48.110: MAXIMUM COVERAGE:

Maximum coverage by structures in R-1-D Zones is thirty five percent (35%) of the lot area. (Ord. 1000 § 18.20(D), 1955)

18.48.120: BUILDING HEIGHT:

In the R-1-D Zone, buildings and structures shall have a height not greater than two and one-half (21/2) stories or thirty five feet (35'). See section 18.152.030 of this title for exceptions. (Ord. 1000 § 18.20(E), 1955)

18.48.130: ADDITIONAL DEVELOPMENT STANDARDS:

In the R-1-D Zone:
   A.   Prior to issuance of a building permit for a second dwelling, the existing dwelling shall be improved for minimum Building Code standards.
   B.   There shall be no overlapping or reduction in existing yards related to existing structures.
   C.   No lot or parcel of land held under separate ownership at the time the ordinance codified in this title became effective shall be separated in ownership or reduced in size below the minimum standards provided for lots in the R-1 District. (Ord. 1000 § 18.20(F), 1955)

18.48.140: FRONT YARD:

In the R-1-D Zone:
   A.   Each lot shall have a front yard extending for the full width of the lot. The yard shall be not less than twenty five feet (25') nor more than forty feet (40') in depth.
   B.   See subsection 18.148.030B of this title for regulations applying to partly built up blocks.
   C.   See subsection 18.148.030D of this title for regulations applying to key lots. (Ord. 1000 § 18.20(I), 1955)

18.48.150: SIDE YARD:

In the R-1-D Zone:
   A.   Lots shall have a side yard on each side of the main building of not less than five feet (5').
   B.   See subsection 18.148.030E of this title for regulations applying to side yards on corner lots.
   C.   See subsection 18.148.030F of this title for regulations applying to side yards on reversed corner lots. (Ord. 1000 § 18.20(H), 1955)

18.48.160: REAR YARD:

Each lot in the R-1-D Zone shall have a rear yard of not less than twenty five feet (25'); no exceptions for main buildings on interior lots. (Ord. 1000 § 18.20(I), 1955)

18.48.170: FRONT AND REAR YARD COMBINATIONS:

In the R-1-D Zone:
   A.   Space between main buildings on the same lot shall be not less than forty feet (40'), such space to provide a front yard for the rear dwelling and a rear yard for the front dwelling.
   B.   Vehicular access shall be provided to the rear building, either from a dedicated and improved alley, or by way of a paved access not less than twelve feet (12') wide.
   C.   If vehicular access is provided from an alley, there shall be a paved pedestrian access not less than three feet (3') in width from the front lot line to the rear dwelling. (Ord. 1000 § 18.20(J), 1955)

18.48.180: ACCESSORY BUILDINGS:

In the R-1-D Zone:
   A.   The provisions of section 18.40.150 of this title shall apply, except that accessory buildings may occupy not more than thirty five percent (35%) of the rear yard area.
   B.   Accessory buildings may be located in a required rear yard and a front and rear yard combination, provided such accessory buildings are not closer than ten feet (10') from the front main building and twenty feet (20') from the front of the rear main building. 18.48.190: OFF STREET PARKING:

For off street parking in R-1-D Zones, the provisions of section 18.164 of this title shall apply. (Ord. 1000 § 18.20(L), 1955)

18.48.200: FENCES, LANDSCAPING AND WALLS:

For landscaping, fences and walls in R-1-D Zones, the provisions of chapter 18.168 of this title shall apply. (Ord. 1000 § 18.20(M), 1955)

18.48.210: SIGNS:

For signs in R-1-D Zones, the provisions of the applicable regulations of the Redlands Sign Code shall apply. (Ord. 1000 § 18.20(N), 1955)
