A.   The following regulations, set out in this chapter, shall apply in the P off street parking district.

   B.   Land may be placed in the P district under the following conditions:

      1.   Parking lots and parking buildings owned by the city or by a public or quasi-public agency;

      2.   Parking lots or parking buildings, where such lots are part of a large scale development and where the owners agree to having the subject property placed in this district;

      3.   Lots in the T transition district, when such lots are used for off street parking purposes. (Ord. 1000 § 30.00, 1955)

In P districts, no building, structure or land shall be used, and no building or structure shall be hereafter erected, structurally altered or enlarged, except for the following purposes:

   A.   Off street parking lots;

   B.   Parking buildings; incidental commercial uses may be approved by the commission when such uses are entirely within the building and are incidental to the use of the building for parking purposes;

   C.   Buildings incidental to the operation of a parking lot, not over one hundred (100) square feet in area, to be used only for purposes of maintaining the lot and to contain no provisions for residential or commercial uses. (Ord. 1000 § 30.10, 1955)

Property development standards for P districts are as follows:

   A.   Minimum lot area: None;

   B.   Minimum lot dimensions: None;

   C.   Coverage by structures: No structures permitted other than those listed in subsections 18.120.010A and B and subsections 18.120.020 B and C of this chapter;

   D.   Building height: Four (4) stories or sixty feet (60') maximum. (Ord. 1000 § 30.20, 1955)

Yards in P districts shall be:

   A.   Front: Ten feet (10') minimum;

   B.   Side: Same as for the C-1 district;

   C.   Rear: Same as for the C-4 district. (Ord. 1000 § 30.30, 1955)

In the P district:

   A.   Off street parking: None required;

   B.   Fences, hedges and walls: See chapter 18.168 of this title;

   C.   Signs: See the Redlands sign code;

   D.   Loading area: None required. (Ord. 1000 § 30.40, 1955)
