The purpose of the E educational district is to provide for the orderly development of public and private educational institutions wherein all directly related types of uses may be located, and to set forth those development standards necessary to ensure that such uses will be compatible with surrounding land uses. The following regulations, set out in this chapter, shall apply to all uses in the E educational district. (Ord. 1000 § 22.50, 1955)
18.76.020: PERMITTED USES AND CONDITIONAL USES:
The following uses shall be permitted in the E educational district. No building, structure or land shall be used, and no building or structure shall be designed, erected, structurally altered or enlarged, except for the following purposes:
A. Principal Permitted Uses:
Educational institutions, together with normal and necessary buildings, uses and functions, so long as these activities are under the auspices of an educational institution. Uses specifically provided for in other sections of this title are not excluded from this district as long as they are operated by and for the benefit of educational institutions, and provided that such operations are a part of and necessary to the educational program of such institutions.
Existing permanent residential uses and structures.
Nonresidential uses permitted in this district shall be located in entirely new buildings, designed and constructed for such uses.
B. Uses Permitted By Conditional Use Permit: The following uses, when proposed for location within one hundred feet (100') of any residential zone, shall require approval of a conditional use permit:
Buildings over thirty five feet (35') in height.
Bus and truck storage areas.
Maintenance buildings and yard facilities.
Stadia.

18.76.030: PROPERTY DEVELOPMENT STANDARDS:
The property development standards set out in sections 18.76.040 through 18.76.150 of this chapter shall apply to all land and structures in the E educational district. (Ord. 1000 § 22.52, 1955)
18.76.040: LOT AREA:
Lot area in the E district: No specific minimum. (Ord. 1000 § 22.52(A), 1955)
18.76.050: LOT DIMENSIONS:
Lot dimensions in the E district: No specific minimums. (Ord. 1000 § 22.52(B), 1955)
18.76.060: BUILDING HEIGHT:
In the E district, there is no maximum building height, except as set forth in subsection 18.76.020B5 of this chapter. (Ord. 1000 § 22.52(C), 1955)
18.76.070: YARDS:
Each site in the E district shall have a front, side and rear yard of not less than twenty five feet (25'). Yards for buildings greater than two (2) stories in height shall be increased ten feet (10') for each story above the second story. Yards between buildings shall be not less than twenty feet (20'). 18.76.080: FENCES, LANDSCAPING AND WALLS:
For landscaping, fences and walls in E districts, the provisions of chapter 18.168 of this title shall apply. (Ord. 1000 § 22.52(E), 1955)
18.76.090: MAXIMUM COVERAGE:
In the E district, maximum coverage by enclosed buildings shall be fifty percent (50%) of the total site area. (Ord. 1000 § 22.52(F), 1955)
18.76.100: OFF STREET PARKING:
For off street parking in the E district, the provisions of sections 18.164.140 through 18.164.320 of this title shall apply. (Ord. 1000 § 22.52(G), 1955)
18.76.110: ACCESS TO STREET:
Each site in the E district shall have access on a dedicated and improved street. (Ord. 1000 § 22.52(H), 1955)
18.76.120: SIGNS:
For signs in the E district, the provisions of the Redlands sign ordinance shall apply. (Ord. 1000 § 22.52(I), 1955)
18.76.130: STORAGE AND TRASH AREAS:
All storage and trash areas in the E district shall be located within enclosed areas completely screened from public view. (Ord. 1000 § 22.52(J), 1955)
18.76.140: LIGHTING FACILITIES:
Lighting facilities in the E district shall be arranged in a manner which will protect neighboring properties and streets from direct glare or hazardous interference of any kind. (Ord. 1000 § 22.52(K), 1955)
18.76.150: SITE PLAN REVIEW:
In the E district, site plans and elevations for all new buildings and structures shall be submitted to the commission for review and approval. (Ord. 1000 § 22.52(L), 1955)
