CHAPTER 18

24 A-2 ESTATE AGRICULTURAL DISTRICT

18.24.010: PURPOSE OF PROVISIONS:

The purpose of the A-2 estate agricultural district is to provide for the development of large residential lots that have the combined attributes of a rural and urban environment. The following regulations set out in this chapter shall apply to all land in the A-2 agricultural district. (Ord. 1000 § 13.00, 1955)

18.24.020: USES GENERALLY:

In the A-2 zone, no building or structure or land shall be used, and no building or structure shall hereafter be erected, structurally altered or enlarged, except for the purposes set out in sections 18.24.030 and 18.24.040 of this chapter. (Ord. 1000 § 13.10, 1955)

18.24.030: PERMITTED USES:

Principal permitted uses in the A-2 district include:
   Community Care Facility, licensed or unlicensed, for up to six (6) persons.
   Employee housing for up to six (6) persons, as defined in chapter 18.08 of this title.
   Farmworker and agricultural worker housing, consisting of no more than twelve (12) units or thirty six (36) beds, in accordance with Article XIV of Chapter 18.156 of this title.
   Keeping of horses; provided, that stables and corrals for horses are kept not less than forty feet (40') from dwellings on the property, and not less than forty feet (40') from side property lines and streets, and not less than one hundred feet (100') from all other structures used or intended for human occupancy, and not less than one hundred feet (100') from a future residential building site, and not less than one hundred feet (100') from a public park or schools, and further:
      A.   Evergreen planting screens, or other protective devices, shall be required on property lines when minimum distances are used,
      B.   No grazing shall be permitted in any required yard,
      C.   Lot area for one horse shall not be less than twenty five thousand (25,000) square feet, with fifteen thousand (15,000) square feet additional lot area for each additional horse,
      D.   No more than three (3) horses may be kept on any lot or parcel.
   Orchards, groves, nurseries, the raising of field crops, tree crops, berry crops, bush crops, truck gardening, and commercial flower growing; provided, however, that such uses are on a premises not less than five (5) acres in size.
   Single-family dwellings, not more than one dwelling for each lot.
   Supportive and transitional housing for up to six (6) persons intended to serve the target population, as defined in chapter 18.08 of this title.
   The sale of fruit, vegetables, produce, flowers and other similar products grown on the property; provided, however, that roadside stands used for such sales shall not exceed five hundred (500) square feet. (Ord. 2985, 2025: Ord. 2333 § 8, 1997: Ord. 1000 § 13.10(A), 1955)

18.24.040: SIMILAR USES PERMITTED BY COMMISSION DETERMINATION:

The commission may, by resolution of record, permit any other uses it may determine to be similar to those listed above, in conformity with the intent and purpose of the A-2 zone, and not more obnoxious or detrimental to the public health, safety and welfare, or other uses permitted in this zone. 18.24.060: PROPERTY DEVELOPMENT STANDARDS:

The following property development standards set out in sections 18.24.070 through 18.24.180 of this chapter shall apply to all land and buildings in the A-2 zone. (Ord. 1000 § 13.20, 1955)

18.24.070: LOT AREA:

Each lot in the A-2 zone shall have a minimum area of one and one-half (11/2) acres. (Ord. 1000 § 13.20(A), 1955)

18.24.080: LOT DIMENSIONS:

In the A-2 zone:
   A.   Each lot shall have a minimum width of one hundred sixty feet (160').
   B.   Each lot shall have a minimum depth of one hundred sixty feet (160'). (Ord. 1000 § 13.20(B), 1955)

18.24.090: DENSITY OF DEVELOPMENT:

Population density in the A-2 zone is one dwelling unit per one and one-half (11/2) acres. (Ord. 1000 § 13.20(C), 1955)

18.24.100: MAXIMUM COVERAGE:

Maximum coverage by structures in the A-2 zone is ten percent (10%) of the lot area. (Ord. 1000 § 13.20(D), 1955)

18.24.110: BUILDING HEIGHT:

Buildings and structures in the A-2 zone shall have a height not greater than two and one-half (21/2) stories or thirty five feet (35'). See section 18.152.030 of this title for exceptions. (Ord. 1000 § 13.20(E), 1955)

18.24.120: FRONT YARD:

In the A-2 zone:
   A.   Each lot shall have a front yard of not less than twenty five feet (25') extending across the full width of the lot.
   B.   See subsection 18.148.030B of this title for regulations applying to partly built up blocks.
   C.   See subsection 18.148.030D of this title for regulations applying to key lots. (Ord. 1000 § 13.20(F), 1955)

18.24.130: SIDE YARD:

In the A-2 zone:
   A.   Each lot shall have a side yard on both sides of the main building, or buildings, of not less than five feet (5').
   B.   See subsection 18.148.030E of this title for regulations applying to side yards on corner lots.
   C.   See subsection 18.148.030F of this title for regulations applying to side yards on reversed corner lots. (Ord. 1000 § 13.20(G), 1955)

18.24.140: REAR YARD:

In A-2 zones, each lot shall have a rear yard of not less than twenty five feet (25'). (Ord. 1000 § 13.20(H), 1955)

18.24.150: ACCESSORY BUILDINGS:

For accessory buildings in the A-2 zone, the provisions of section 18.20.160 of this title shall apply. (Ord. 1000 § 13.20(I), 1955)

18.24.160: OFF STREET PARKING:

For off street parking in the A-2 zone, the provisions of chapter 18.164 of this title shall apply. (Ord. 1000 § 13.20(J), 1955)

18.24.170: FENCES, LANDSCAPING AND WALLS:

For fences, landscaping and walls in the A-2 district, the provisions of chapter 18.168 of this title shall apply. (Ord. 1000 § 13.20(K), 1955)

18.24.180: SIGNS:

For signs in the A-2 district, the applicable provisions of the Redlands sign code shall apply. (Ord. 1000 § 13.20(L), 1955)
