RU-1 RESIDENTIAL DISTRICT
The RU-1 Residential District is intended for single-family residential areas designated within the RU Residential Urban land use category on the future land use maps. Certain other structures and uses required to serve governmental, religious and non-commercial recreational needs of such areas may be permitted, subject to restrictions and requirements intended to preserve the character of such district.

Subject to the provisions or restrictions contained in this section and elsewhere in this Code, permitted uses and structures in the RU-1 Residential District are as follows:
(a)
Residential dwellings—Detached single-family only. Such dwellings shall not be used for transient occupancy.

(a)
Uses and structures, as regulated in section 6.13 of this Code, which are customarily accessory and clearly incidental and subordinate to permitted or permissible uses and structures, do not involve the conduct of a business, and are not of a nature prohibited under section 8.5.
(b)
Home occupations, subject to the conditions set forth in section 6.5 of this Code.
(c)
Residential docks, including tie poles, in conformance with the provisions of section 6.23 and other applicable codes and ordinances of the city, county or state.
(d)
Temporary structures under the provisions of section 6.11.

Subject to the provisions or restrictions contained in this section and elsewhere in this Code, allowable conditional uses in the RU-1 Residential District are as follows:
(a)
Recreational—Public parks and/or recreational facilities.
(b)
Schools, public.
(c)
Utility substations and/or rights-of-way.

All uses and structures not of a nature specifically or provisionally permitted herein are hereby prohibited in the RU-1 Residential District.
Any use which has been determined under the provisions of Chapter 46 of the Code of Ordinances to be potentially noxious, dangerous or offensive to residents of the district or to those who pass by on public roadways or likely for other reasons to be incompatible with the character of the district, is hereby prohibited in the RU-1 Residential District.

The maximum residential density permitted in the RU-1 Residential District shall not exceed 7.5 units per acre. The minimum lot area and width requirements in the RU-1 Residential District are as follows:
(a)
Detached single-family dwellings.
(1)
Lot area: 7,000 square feet.
(2)
Lot width: 70 feet.
(b)
All other uses. The lot area and width requirements stated below shall be considered the minimum standards; however, the requirements may be modified by the city under the site plan review process to fit the specific use.

Lot area: 7,000 square feet.
(2)
Lot width: 70 feet.

The minimum yard requirements for principal structures in the RU-1 Residential District are as required in this section.
(a)
Detached single-family dwellings.
(1)
Front yard: 20 feet.
(2)
Secondary front yard: 20 feet.
(3)
Side yards: The lesser of ten percent of the lot width or seven feet.
(4)
Rear yard: 20 feet.
(b)
All other uses. The yard requirements stated below shall be considered the minimum standards; however, the requirements may be modified by the city under the site plan review process to fit the specific use.

Front yard: 20 feet.
(2)
Secondary front yard: 20 feet.
(3)
Side yards: Ten percent of the lot width.
(4)
Rear yard: 20 feet.

The maximum height for all structures shall be 30 feet.

Shall be in accordance with the requirements of division 23 of the Land Development Code, Off Street Parking and Loading.

All uses shall be landscaped in accordance with the provisions of division 22 of the Land Development Code.

Maximum floor area ratio (FAR) for non-residential uses: 0.40.

The lot area used in the calculation of the maximum impervious surface ratio shall exclude any portion of the property lying Gulfward of the city's coastal construction and excavation setback line.
Maximum impervious surface ratio (ISR) for residential uses: 0.70.
Maximum impervious surface ratio (ISR) for non-residential uses: 0.65.
