RLM-2 RESIDENTIAL DISTRICT

Sec. 11.1.- Purpose and intent.

The RLM-2 Residential District is intended for mixed residential areas designated within the RLM Residential Low Medium land use category on the future land use maps. Certain other structures and uses required to serve governmental, religious and non-commercial recreational needs of such areas may be permitted, subject to restrictions and requirements intended to preserve the character of such district.

Sec. 11.2. - Permitted principal uses and structures.

Subject to the provisions or restrictions contained in this section and elsewhere in this Code, permitted uses and structures in the RLM-2 Residential District are as follows:

(a)

Residential dwellings—Detached single-family, multifamily and two-family. Such dwellings shall not be used for transient occupancy.

Sec. 11.3. - Permitted accessory uses and structures.

(a)

Uses and structures, as regulated in section 6.13, which are customarily accessory and clearly incidental and subordinate to permitted or permissible uses and structures, do not involve the conduct of a business, and are not of a nature prohibited under section 11.5.

(b)

Home occupations, subject to the conditions set forth in section 6.5 of this Code.

(c)

Residential and Class B commercial docks, including tie poles, in conformance with the provisions of section 6.23 and other applicable codes and ordinances of the city, county or state.

(d)

Temporary structures under the provisions of section 6.11, Supplemental Regulations of this Code.

Sec. 11.4. - Allowable conditional uses.

Subject to the provisions or restrictions contained in this section and elsewhere in this Code, allowable conditional uses in the RLM-2 Residential District are as follows:

(a)

Recreational—Public parks and/or recreational facilities.

(b)

Schools, public.

(c)

Utility substations and/or rights-of-way.

Sec. 11.5. - Prohibited uses and structures.

All uses and structures not of a nature specifically or provisionally permitted herein are hereby prohibited in the RLM-2 Residential District.

Any use which has been determined under the provisions of Chapter 46 of the Code of Ordinances to be potentially noxious, dangerous or offensive to residents of the district or to those who pass by on public roadways or likely for other reasons to be incompatible with the character of the district, is hereby prohibited in the RLM-2 Residential District.

Sec. 11.6. - Minimum zoning lot requirements.

The maximum residential density permitted in the RLM-2 Residential District shall not exceed ten units per acre. The minimum lot area and width requirements in the RLM-2 Residential District are as follows:

(a)

Detached single-family dwellings.

(1)

Lot area: 4,400 square feet.

(2)

Lot width: 40 feet.

(b)

Multifamily and two-family dwellings.

(1)

Lot area: 4,356 square feet for each dwelling unit.

(2)

Lot width: 50 feet.

(c)

All other uses. The lot area and width requirements stated below shall be considered the minimum standards; however, the requirements may be modified by the city under the site plan review process to fit the specific use.

Lot area: 4,400 square feet.

(2)

Lot width: 40 feet.

Sec. 11.7. - Minimum yard requirements.

The minimum yard requirements for principal structures in the RLM-2 Residential District are as required in this section.

(a)

Residential dwellings.

(1)

Front yard: 20 feet.

(2)

Secondary front yard: Ten feet.

(3)

Side yards: Ten percent of the lot width.

(4)

Rear yard: 20 feet.

(b)

All other uses. The yard requirements stated below shall be considered the minimum standards; however, the requirements may be modified by the city under the site plan review process to fit the specific use.

(1)

Front yard: 20 feet.

(2)

Secondary front yard: Ten feet.

(3)

Side yards: Ten percent of the lot width.

(4)

Rear yard: 20 feet.

Sec. 11.8. - Maximum height of structures.

The maximum height for all structures shall be 30 feet.

Sec. 11.9. - Minimum off-street parking requirements.

Shall be in accordance with the requirements of division 23 of the Land Development Code, Off Street Parking and Loading.

Sec. 11.10. - Landscaping required.

All uses shall be landscaped in accordance with the provisions of division 22 of the Land Development Code.

Sec. 11.11. - Maximum floor area ratio.

Maximum floor area ratio (FAR) for non-residential uses: 0.40.

Sec. 11.12. - Maximum impervious surface ratio.

The lot area used in the calculation of the maximum impervious surface ratio shall exclude any portion of the property lying Gulfward of the city's coastal construction and excavation setback line.

Maximum impervious surface ratio (ISR) for residential uses: 0.70.

Maximum impervious surface ratio (ISR) for non-residential uses: 0.75.
