CHAPTER 3250

R-1A RESIDENTIAL LOW DENSITY SINGLE-FAMILY DISTRICT

3250.1: PURPOSE:

The purpose of the R-1A residential low density single-family district is to provide for an exclusive low density, large lot single-family detached dwelling unit area, and directly related, complementary uses. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996)

3250.2: PERMITTED USES:

The following are permitted uses within an R-1A district:
Essential services, excluding buildings.
Public parks and playgrounds.
Residential care facilities serving six (6) or fewer persons in a single-family dwelling.
Single-family detached dwellings. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996; Ord. 2014-03, 2-3-2014)

3250.3: ACCESSORY USES:

The following are permitted accessory uses in an R-1A district:
All permitted accessory uses as allowed in the A-2 zoning district (section 3200.3 of this ordinance) except the keeping of animals and buildings and structures related thereto.
Buildings and structures for the keeping of domestic animals per chapter 2300 of this ordinance and section 6-2-18 of the city code.
Radio and television receiving antennas including single satellite dish TVROs two meters (2m) or less in diameter, shortwave radio dispatching antennas, or those necessary for the operation of household electronic equipment including radio receivers, federal licensed amateur radio stations and television receivers, as regulated by chapter 2500 of this ordinance.
The keeping of domestic animals and private kennels on single-family lots only per chapter 2300 of this ordinance and section 6-2-18 of the city code. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996; Ord. 1997-2, 6-3-1997; Ord. 2007-05, 5-21-2007)

3250.4: CONDITIONAL USES:

The following are conditional uses in an R-1A district: (Requires a conditional use permit based upon procedures set forth in and regulated by chapter 400 of this ordinance.)
Single satellite dish TVROs greater than one meter (1m) in diameter as regulated by chapter 2500 of this ordinance. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996; Ord. 1997-2, 6-3-1997; Ord. 2007-12, 10-1-2007)

3250.5: INTERIM USES:

The following are interim uses within an R-1A district:

3250.6: LOT REQUIREMENTS AND SETBACKS:

The following requirements shall be observed in an R-1A district, subject to additional requirements, exceptions and modifications set forth in this ordinance:
   A.   Lot area: Fifteen thousand (15,000) square feet.
   B.   Lot width:
      1.   Interior: One hundred feet (100').
      2.   Corner: One hundred twenty feet (120').
   C.   Setbacks:
      1.   Front yard: Not less than thirty feet (30').
      2.   Side yard:
         a.   Interior lots: Ten feet (10') each.
         b.   Corner lots: Not less than twenty feet (20') on the side yard abutting a public street.
      3.   Rear yard:
         a.   Principal building: Twenty five feet (25').
         b.   Accessory building: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996; Ord. 2009-017, 11-2-2009; Ord. 2015-07, 8-17-2015)

3250.7: MAXIMUM BUILDING HEIGHT:

   A.   Principal building: Thirty five feet (35').
   B.   Accessory building: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996)

3250.8: MAXIMUM LOT COVERAGE:

No structure or combination of structures shall occupy more than twenty five percent (25%) of the lot area. (Ord. 1988-12, 12-19-1988; amd. Ord. 1996-15, 6-17-1996)
