3400.2: PERMITTED USES:
The following are permitted uses in an R-2 district:
All permitted uses as provided for in the R-1 district (section 3300.2 of this ordinance).
The following are permitted accessory uses in an R-2 district:

3400.4: CONDITIONAL USES:
The following are conditional uses in an R-2 district: (Requires a conditional use permit based upon procedures set forth in and regulated by chapter 400 of this ordinance.)

3400.5: LOT REQUIREMENTS AND SETBACKS:
The following minimum requirements shall be observed in an R-2 district, subject to additional requirements, exceptions and modifications set forth in this ordinance:
A. Lot area: Fifteen thousand (15,000) square feet.
B. Lot width: One hundred feet (100').
C. Setbacks:
1. Front yard: Not less than thirty feet (30').
2. Side yard:
a. Interior lots:
(1) Single-family and two-family dwellings: Not less than ten feet (10'), except a five foot (5') side yard setback is permitted for an attached garage and any living space constructed above the attached garage footprint.
(2) All other uses: Not less than ten feet (10') each.
b. Corner lots: Not less than twenty feet (20') on the side yard abutting a public street.
3. Rear yard:
a. Principal building: Twenty five feet (25').

3400.6: MAXIMUM BUILDING HEIGHT:
A. Principal building: Thirty five feet (35').
