R-4 RESIDENTIAL TWO-FAMILY, TOWNHOUSE, QUADRAMINIUM AND LOW DENSITY MULTIPLE-FAMILY DISTRICT
3600.1: PURPOSE:
The purpose of the R-4 residential two-family, townhouse, quadraminium and low density multiple-family district is to provide for low to moderate density through the mixture of one- and two-unit and medium density dwellings and directly related, complementary uses. 3600.2: PERMITTED USES:
The following are permitted uses in an R-4 district:
All permitted uses allowed in an R-3 district (section 3500.2 of this ordinance).
Threeplex, fourplex, and sixplex multiple-family units.
Townhouses, quadraminiums and manor (six-unit) homes. (Ord. 1988-12, 12-19-1988)
3600.3: ACCESSORY USES:
The following are permitted accessory uses in an R-4 district:
All accessory uses as allowed in an R-3 district (section 3500.3 of this ordinance), except for private kennels. (Ord. 1988-12, 12-19-1988; amd. Ord. 2007-05, 5-21-2007)
3600.4: CONDITIONAL USES:
The following are conditional uses in an R-4 district: (Requires a conditional use permit based upon procedures set forth in and regulated by chapter 400 of this ordinance.)
All conditional uses, subject to the same conditions, as allowed in an R-3 district (section 3500.4 of this ordinance).

3600.5: LOT REQUIREMENTS AND SETBACKS:
The following minimum requirements shall be observed in an R-4 district, subject to additional requirements, exceptions and modifications set forth in this ordinance:
A. Lot area: Fifteen thousand (15,000) square feet and subject to section 1100.9 of this ordinance.
B. Lot width: One hundred feet (100').
C. Setbacks:
1. Front yard:
a. Single-family dwellings, two-family dwellings, and townhouses: Not less than thirty feet (30').
b. Multiple-family dwellings: Not less than thirty five feet (35').
2. Side yard:
a. Interior lots:
(1) Single-family and two-family dwellings: Not less than ten feet (10'), except a five foot (5') side yard setback is permitted for an attached garage and any living space constructed above the attached garage footprint.
(2) All other uses: Not less than ten feet (10') each.
b. Corner lots: Not less than twenty feet (20') on the side yard abutting a public street.
3. Rear yard:
a. Principal buildings: Thirty feet (30').
b. Accessory buildings: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988; amd. Ord. 2009-017, 11-2-2009)
3600.6: MAXIMUM BUILDING HEIGHT:
A. Principal building: Thirty five feet (35').
