R-5 RESIDENTIAL MEDIUM DENSITY MULTIPLE-FAMILY DISTRICT
3700.1: PURPOSE:
The purpose of the R-5 residential medium density multiple-family district is to provide for medium density housing in multiple- family structures ranging up to and including twelve (12) units and directly related uses. (Ord. 1988-12, 12-19-1988)
3700.2: PERMITTED USES:
The following are permitted uses in an R-5 district:
All permitted uses allowed in an R-4 district (section 3600.2 of this ordinance), except single- and two-family dwellings.
Multiple-family dwelling structures containing twelve (12) or less dwelling units. (Ord. 1988-12, 12-19-1988)
3700.3: ACCESSORY USES:
The following are permitted accessory uses in an R-5 district:
All accessory uses as allowed in an R-4 district (section 3600.3 of this ordinance). (Ord. 1988-12, 12-19-1988)
3700.4: CONDITIONAL USES:
The following are conditional uses in an R-5 district: (Requires a conditional use permit based upon procedures set forth in and regulated by chapter 400 of this ordinance.)
All conditional uses, subject to the same conditions, as allowed in an R-4 district (section 3600.4 of this ordinance).

3700.5: LOT REQUIREMENTS AND SETBACKS:
The following minimum requirements shall be observed in an R-5 district, subject to additional requirements, exceptions and modifications set forth in this ordinance:
A. Lot area: Fifteen thousand (15,000) square feet and subject to section 1100.9 of this ordinance.
B. Lot width: One hundred feet (100').
C. Setbacks:
1. Front yard:
a. Townhouses: Not less than thirty feet (30').
b. Multiple-family dwellings: Not less than thirty five feet (35').
2. Side yard:
a. Interior lots: Not less than ten feet (10') each.
b. Corner lots: Not less than thirty feet (30') on the side yard abutting a public street.
3. Rear yard:
a. Principal building: Thirty feet (30').
b. Accessory building: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988; amd. Ord. 2009-017, 11-2-2009)
3700.6: MAXIMUM BUILDING HEIGHT:
A. Principal building: Thirty five feet (35').
B. Accessory building: Per section 1000.4 of this ordinance. (Ord. 1988-12, 12-19-1988)
3700.7: MAXIMUM LOT COVERAGE:
No structure or combination of structures shall occupy more than fifty percent (50%) of the lot area. (Ord. 1988-12, 12-19-1988)
